Should I invest in Real Estate? Isn't the Real Estate market terrible?

Buy low and sell high is the mantra of a great investor. Now is the time to buy low in the Real Estate market. It also is the time to buy low and then hold until prices recover. We think that if you invest in Real Estate now you will have tremendous payoffs in the not too distant future. So in a nutshell here is my strategy for Real Estate investment now.
1) Buy distressed properties now
2) Make any repairs that are needed to maintain the property like a new roof, paint , rotten wood, etc.
3) Rent the property until prices have recovered.
4) Make any upgrades that will enhance the sale of the property.
5) Sell the property when the market is up.
This is especially true for the Columbus Ga area as we have a lot of strong economic news on the horizon with the build up at Fort Benning and the expansion of several businesses in our area.

I can't wait to buy our future "snow-bird" retirement condo in AZ and am looking forward to going out there in the winter to make our choice. I'm glad we waited (not done purposely, just too busy) and we now have so much more to choose from (and better quality at lower prices). If it weren't this way we would probably continue putting it off but we have to take advantage of today's market.

Yep - we are thinking the same thing about Panama City. They are way over built there now but there is an international aiport going in so eventually it should become a great investment.

If your really interested in Realestate in the Pacific Northwest Like now is the time to buy. Why is the time to buy? SEPTEMBER is one of the best times because Lenders buy mone & sell it like farmers sell eggs- sometimes browns are on sale and today large AA are on sale- if lenders have spoke for a certain ammt. of "smalls' and there are about to expire they put them on sale right? well this is the end cycle of the fanny mae -freddy mac funding as the goverment fiscal year is October. be sure to "lock" in your rate and close by the end of Sept. When the new crop of funds are available as budgets are set we should see it go on sale right around the end of the year and tends to rise again mid Feb. So don't dally around if your serious! Amen! Colleen and I have recently decided to pull some dollars from the stock market and buy more investment properties. We've had as many as 23 renters recently and think it's time to revisit purchasing investment properties.
