Advice for Morristown NJ Home Buyers

Every buyer is looking for a bargain these days.  Its no secret that the homes are sitting a little longer and sellers may be getting anxious for an offer.  As a buyer you might be thinking that any offer is a good offer. 

Its very important to work with an experienced realtor that will research the home and area so that your offer makes sense and isn't actually insulting to the seller.  Remember that the first offer is a starting point and you want to keep the door open for further negotiations.  Your realtor can run a report of the comparable homes that have sold in the area recently so that together you can make a reasonable offer and back it up with supporting documentation. 

Sellers are definitely starting to price their homes in or just below market value to attract more attention and pull in a buyer.  If priced appropriately, a home will receive the most activity the first two weeks on the market for just that reason....its new on the market.  Logically, homes that sell within the first two weeks usually get closest to list price while those that sit longer will most likely get the lower offers.  Check out Morristown NJ home sale statistics year-to-date.

When making an offer on a home, try to be reasonable and respectful of the seller.  If your offer would be considered extremely low, back it up with reasons such as some of the recently sales in the area of similar homes.  Some areas where you could offer more flexibility to offset a lower offer would be closing dates, closing costs and inspection contingencies.
