It is a changing world and Real Estate is certainly no exception.  The Realtor who fails to embrace technology will go the way of  the dinosaur.  I am taking the next step to learn whatever it is I don't already know.  I will be attending the Real Estate Webmasters Summit in July and I hope to meet many of you there.  I find it very heartening that there is a business willing tackle setting up a forum for us to actually find out what it is we do not yet know.  Thank you REW.

Times Are Changing It Is Now Time To Buy Waterfront!

In an article I wrote a while ago I pointed out that in our world today waterfront properties have become somewhat of a Holy Grail. Our attraction to water has been compounded and frustrated by the fact that the availability to water is finite but the desire for water frontage is infinate.  This creates a problem to the Realtor in trying to provide enough waterfront property to go around. 

At the time of writing my former article the prices on waterfront properties were booming and availability was very low.   In reality it seems we are forever seeking new areas where water can still be obtained in it's various forms. HOW DO I MAKE SURE MY HOME SELLS AT THE RIGHT PRICE?

We all want to make sure we get the most out of our home.  But establishing a reasonable (as well as profitable) listing price for your home is perhaps the biggest challenge for every home seller.  Before coming up with a final figure, many sellers wonder: Did the the neighbours get what they were asking?  (My home is so much nicer I must be worth a lot more than they got... ) Can I jack the price up and get more? I can come down but I can't go up is the anthem heard again and again as a Realtor.  The thing to remember is that the first two weeks on market is the highest impact and attention from Realtors that your home is likely to see.  If you are priced right for the market during this period you are at your best opportunity to get a…

Market Adjustment Is Not All Bad

In British Columbia these days the market has softened up as it has all over north america.  It is now time for speculators to rest and sit on their chosen properties.  The present time is a very bad time to choose to sell just to get out, waiting is the answer (Buy low sell high) not the other way around.  If you are having financial difficulties it is better to find another way out, selling your home without moving up will cost far more at this time than face value.  If you are compelled to sell your home, try to at least buy in again in the same market at a lower price point, thus minimizing the long term overall loss.

The Boundary, Kootenay Okanagan Valley Is Wondering What Happens Now?

The area from Osoyoos through Rock Creek, Midway and Greenwood to Grand Forks is having one after another of the forest industry giants close up and move out. (To date without being replaced) .  The real estate market in the Boundary area has not yet had a seroius reaction to the exodus due to the fact that the average home buyer coming into the West Kootenay Boundary  is semi retiring or retiring from the larger centers such as the Lower Mainland or the Okanagan Valley.  The beauty of the nature of these buyers is that they do not need or want jobs in the forest industry.  The balance this creates (while fragile)  allows struggling wood industry workers to have the ability to still get their hard earned money out of their homes in order to move on.
