Curb appeal for great home sale results!

Spring has sprung and so has the real estate market here in San Antonio.   Listed below are some ideas on preparing your home for a fast and profitable sale.  In todays competitive market your home must stand out in the crowd.   You only have one chance to make a first impression!

Attention to detail will make your home stand out from the crowd.  The estimated cost for all items below is less than $500 and could yield you thousands on a home sale in less days on market or a higher sales price.  These items should be first on your list

  • Repair or replace any landscape borders that are not in top condition
  • Add a thick layer of fresh mulch.  We love the red cedar strips for a pop of color.  Be sure not to put the mulch up directly against the house as this could invite termites and ants.  Spend the extra money to get termite resistant mulch.  It's a good investment in our area! 
  • Plant colorful flowers.  Consult with your local garden shop expert on what will last the longest with minimal care.  Add a little greenery, as well, for a complete look.  The average cost for this upgrade is usually less than $50.
  • Trim, remove, or shape all existing bushes and shrubs.  You probably don't even notice those bushes have grown a foot since last year.  You walk by them every day and they have become part of the scenery.  Remember, buyers are looking at your house for the first time.  They will notice overgrown landscaping and draw a conclusion that your home is not well maintained.  No new buyer is anxious to tackle your undone work!  Trim them up and back for best presentation.
  • Get out your windex and clean those windows iInside and out!  It's not something we often do for ourselves so give yourself the edge over the other listings with sparkling clean glass. 
  • Inspect all trim around windows, doors, eves and the garage.  If there is any chippping or peeling paint, scrape it and put on a fresh coat of paint.  You may not notice this in your day to day activities, but buyers will!
  • Paint, stain, or seal all porch and deck areas for a fresh look.  Checking with your home owners association is always a good idea before you start this project as there may be restictions on the colors you can use. 

Completing all of the items above will likely cost you less than $500 and can increase your sale price by thousands!  Remember, buyers entering your home are going to spend several minutes at your front door while their Realtor accesses the lock box.  They will be looking, taking note, and grading your home before they even step inside!
