Atlanta luxury real estate still centers around the area known as Buckhead, but, now more than ever, other neighborhoods and cities are providing alternatives to Atlanta's most famous luxury home neighborhood. Here are some statistics for Buckhead and the new players in the Atlanta luxury real estate market; Sandy Springs and Alpharetta. For these statistics, luxury real estate is deemed to be properties and estates with a list price of over one million dollars and actively listed as of April 3rd, 2007.

I received a phone call yesterday from someone asking me to tell them where the springs were in Sandy Springs. Really, I don't think it is that unusual of a question. If Sandy Springs is named after them, surely they are worth going to see. So I told him where the springs are located and proceeded to try and find a good online resource for people to find the Sandy Springs and I could not. So here it is:

The good news about the Atlantla luxury real estate market no longer means that you must live in Buckhead to enjoy fine homes and amenities you have come to expect in the luxury real estate market. A comparative market analysis (CMA) is the most important,and, should be the first skill that any real estate agent learns how to do well. A CMA should be used to determine fair market value for a home based on certain conditions. The conditions for determining fair market value are that you have a willing buyer, a willing seller and no undue pressure on either party. This is market value. Not what the seller or agent or buyer feels like the value is, but instead, what buyers and sellers have actually paid for similar homes. After all, whether the real estate agent is representing you in listing your home for sale or representing you in the purchase of a new home, what could be more important than the value of the home?

Sandy Springs New Homes

Would you like to find yourself in a brand new home this year? Well, if you would like to live in Sandy Springs, You have 25 choices that have started in 2007 along with over 100 others that started in 2006 and are either finished or will be soon.

For the 2007 homes, prices begin just over $600,000 for new construction north of I-285 and just under $1,000,000 for a new luxury home inside the perimeter. Sandy Springs is quickly becoming the most desirable area for new construction luxury homes in the Atlanta area.
