Here are the Windward, Alpharetta real estate market statistics for the month of May. Statistics are compiled using data gathered by the Alpharetta MLS, the FMLS.

• The number of homes for sale in Windward currently is 118.
• The number of pending sales is 22.
• The number of homes sold in May was 16.
• The absorption rate for all homes currently available is 7.4 months.
• The highest sales price was $830,000.
• The lowest sales price was $343,000.
• The average days on the market was 55.

Berkshire Manor consists of about 325 homes off of Haynes Bridge Road in Alpharetta. Home prices range from about $160,000 to just under $200,000. The neighborhood, in my opinion, offers the best value in Alpharetta for first time homebuyers for a number of reasons. Take for example this home for sale in Berskshire Manor on Inidan Mill Court.

The Alpharetta real estate market remains strong as we begin to reach the busy spring and summer months when more people are looking to buy Alpharetta homes for sale and more sellers want to move when school recesses for the summer. The March real estate market statistics have been totaled and outlined below. It's too early to get accurate statistics for the month of April. The market is best split into three groups; homes under $500,000, homes between $500,000 and $1,000,000 and homes above $1,000,000. I gathered these statistics from the Alpharetta MLS, which is part of the Atlanta First Multiple Listing Service, the FMLS.

Atlanta luxury real estate still centers around the area known as Buckhead, but, now more than ever, other neighborhoods and cities are providing alternatives to Atlanta's most famous luxury home neighborhood. Here are some statistics for Buckhead and the new players in the Atlanta luxury real estate market; Sandy Springs and Alpharetta. The city of Alpharetta is conducting an online survey to help improve traffic flow between intersections of North Point Parkway and Tuxford Drive on Kimball Bridge Road. Traffic problems have a direct impact on real estate values and the overall quality of life for residents of Alpharetta. Although Alpharetta real estate continues to be very popular, without proper use of traffic controls, traffic can very easily make it miserable and would definitely make Alpharetta a less desirable location. Spring is a beautiful time in Alpharetta and the city plans to make the most of it again this year with the annual Alpharetta Arts Streetfest. The event will take place in historic downtown Alpharetta on Milton Avenue and admission and parking is free so be there! If you've never taken the time to stroll down the sidewalks of downtown Alpharetta, you are really missing one of the main reasons Alpharetta real estate is so popular. The Alpharetta Art Festival will host artists and their exhibits from around Alpharetta and Atlanta as well as from around the county with all types of art on display and for sale. It's not just art you will miss if you don't make it to the festival there will be food from great local restaurants, and, of course, local fair food…

Currently, there are 1888 Alpharetta homes for sale and another 505 pending sale. Interestingly, in the last 30 days only 141 homes sold while there were an additional 636 new homes for sale. Another 231 homes either had their listings expire or were withdrawn. What you can gather from this is that there are currently more active buyers in the market than there were just a month earlier. This is the typical trend as we see more buyers and sellers enter the market in the spring and homes sales begin to ramp up.
