Home Sales Should Heat Up In Alpharetta Earlier Than Most Markets

photo Ryan Ward

Artists rendition of Prospect ParkAlpharetta is definitely the premier Atlanta suburb of Atlanta and will continue to become more so as new projects in development reach completion. Alpharetta can boast to be the only place outside of Atlanta with a full gammet of cultural attractions on par or better than what can be found in Atlanta. When complete in summer of 2008, Encore Park will be home to summer concerts rivaling Chastain Park, Prospect Park will boast one of, if not the finest hotel accommodations anywhere in Metro Atlanta, the Stanbury and shopping will rival anything found in the southeast region if not the country. Combine that with superior public education and a local economy that hosts numerous Fortune 500 companies and you will see that Alpharetta can in fact stand alone…

Real Estate Sales In Alpharetta

photo Ryan Ward

Many of you who have read my blog know that I keep up with statistics and try to post regularly so that you have an "in" source for your information that is much better than what you get from the local paper or news reports. While I recognize (as most do) that the market is not what it was a year ago, we still have much to be happy about - at least in Alpharetta. Homes still sell and the ones that aren't selling are really homes that are overpriced for their condition. At the end of the day, it's always about price. It's just a matter of whether a seller can afford to sell at the price required to make it happen. Wow! I have digressed and I'm sorry. Anyway, here are the statistics for the Alpharetta real estate market for October in 2007 compared with…

Alpharetta Homes For Sale - Is It Expensive?

photo Ryan Ward

I received a phone call yesterday and the gentleman asked me this. I have heard this and a few other myths that I thought I should try to dispell about Alpharetta. So here they are:

Myth Number 1: Alpharetta traffic is horrible- this is simply not true. Well, it's no worse than any other part of Atlanta and it is better than most.

Myth Number 2: Alpharetta is snobbish - Really? If you think Alpharetta is snobbish then perhaps you should drive through some of the other "exclusive" communities in Atlanta.

Myth Number 3: Alpharetta is too expensive - Nothing could be farther from the truth.

So, myth number one that I hear more than any other is related to traffic. I drove from I-285 and GA 400 to Exit 8, Mansell road yesterday in the middle of rush our in…

It's A Buyers Market - Where Are The Buyers?

photo Ryan Ward

The sales in 2007 started off higher in Alpharetta than they were for the same time period of 2006, but, have been declining every month since April. the question is when will we reach the bottom. It's clear that we are in a buyers market in that buyers definitely have the upper hand in negotiations, but, buyers are still sitting on the sidelines, waiting for the right opportunity.

So really, when is the right time to buy? The answer should be quite clear and the statistics indicate that right now is the answer. I just put together a comprehensive report on the Alpharetta real estate market, and, from the data contained in the report, you can clearly see that right now buyers have more leverage than they have had in years and still they sit.

Waiting for…

Alpharetta Real Estate Information

photo Ryan Ward

The city of Alpharetta, a northern suburb of Atlanta, offers a unique balance between big city living and small town charm. Alpharetta offers residents the amenities, cultural activities, dining, shopping, convenience and job opportunities found in big cities while maintaining much of the small town charm that big cities usually lose with continued growth in size and population. Because of this, Alpharetta is one of the premier cities that make up Metro Atlanta. The city of Alpharetta also maintains a number of parks and recreation facilities and has been recognized as Tree City USA by the National Arbor Day Foundation. This is a distinction that indicates the commitment Alpharetta places on environmental concerns at the government level.

The Best Marketing Of Alpharetta Real Estate

photo Ryan Ward

10 years ago, just about the only way that buyers had to find homes for sale was to call a REALTOR or to drive around until they found the right house by looking at yard signs. That has changed dramatically as the internet has become the medium of choice for buyers looking for homes for sale. We have embraced this change and adjusted our marketing strategies to meet needs of todays buyers.

If you are thinking about selling your home, you should carefully weigh your options. Partnering with a friend or the agent who sold you your current home may not be the right choice because most REALTORS are not able to offer you the full scale marketing possibilities that are available to elevate your home above an increasingly crowded market to provide you the…
