Sandy Springs, like most areas around the country has seen a slowdown in home sales compared with the same time last year. I though it would be a good time to compare the numbers from June and July of 2006 to the same time period this year. We use data from the First Multiple Listing Service for our reports which is the largest MLS in Sandy Springs.

• A quick glance of back at this time period during 2006 shows 161 sold. This same time period during 2007 shows a dramatic drop in sales. Down to 89 in fact.
• The days on market for homes shows an average time on market in 2006 of 69 days and that number has grown to 78 days.
• The average price of a home in 2006 was $735,254 while in 2007 the average price is $735, 489.

So what is happening…

• Currently there are 39 homes listed for sale in Chastain Park
• The price range is $488,500 to $3,695,000.
• There are an additional 5 homes under contract.
• 4 homes have sold in the last 30 days in Chastain Park
• 12 homes have sold in the last three months
• The absorption rate for homes for sale is just under 10 months. This means that it should take approximately 10 months sell the current inventory of Chastain Park homes for sale.

O.K. I'm pretty excited about this because I figured it out on my own (well, with the help of the internet anyway). Last week I figured out how to in bed Google maps into my website so that each city page has an interactive Google map specific to its own area. I thought that was cool, but, then I started poking around at some other websites that have map a map search and thought that it would be a neat idea to showcase only our listings on a map. Here are the Sandy Springs market statistics for the first half of 2007. The data is gathered using the Atlanta MLS, the FMLS.

• There are currently 504 Sandy Springs homes for sale.
• An additional 87 homes in Sandy Springs are either under contract or contingent.
• 235 homes sold during the first six months of 2007
• The most expensive home sold for $3,863,000 on Winterthur Lane.
• The absorption rate for homes in Sandy Springs is currently just under 13 months.

This will be a short post, but, I am just so relieved that my website has finally returned from the penalty levied by Google. I have learned a valuable lesson that will not be forgotten.

Never again will I engage in reciprocal linking schemes set out with the sole intention of gaining improved ranks in the search results. I made some improvements to my Atlanta real estate website since I had the extra time. One feature that I am excited about is the addition of Google maps to all of the city pages and I also learned how to use the snippets in the REW backend so I lightened up the code a bit which will help users because the site loads faster than before.
