Marketing Open Houses With Google Maps
Posted May 21, 2008 @ 9:11 pm, Viewed by 813 Visitors, Read 840 Times.Last week I read a post from Eric Blackwell with his new open house platform for agents in his office. I really liked the idea and set out to create something for my market for my listings. Open houses, I think, might just be the best place to use maps. I would think even better than for a general consumer searching homes. The difference is that consumers searching for open houses are likely to be local and will be less intimidated by seeing a map of the city unlike a consumer from Omaha looking to relocate to Atlanta.
So maps are the perfect format for open houses. My new page featuring Atlanta open houses is simple and easy to use. It also allows consumers to get their eyes wrapped around custom single property websites, which, are showcased and linked to with a simple mouseover. I think the single property websites have been one of the best uses of marketing listings on the internet that I have found so any additional way to get eyes on those websites is good for my sellers and that's good for me.
I saw Eric's map and I just thought that it was really a great idea and so I started thinking about it some more...Open houses are not effective for all agents, although I have personally had a good bit of success with them. Local newspapers work quite hard to ensure quality marketing that agents pay for every week and they do add more exposure to listings so why not use the internet to increase that exposure for myself - or yourself? My goal is to make this page #1 in Google for "atlanta open houses" to do that, it needs to provide a good user experience and it needs to provide relevant content for the search engines. Since we already rank on the first page for that term with this blog and with the blog that I am hosting the open house maps, I think we can make this a useful tool for all of the agents in our office - or at least the ones that want to get more exposure for their listings. Why not? The more listings, the more relevant for consumers and that's what we want.

If I can get my office to use it we will have about 120 agents.. There is no open house feed from our MLS (no way to enter it). One of the real benefits to having mine and my offices listings on it only is that we won't have consumers searching 1000 open houses and ours will be easier to find. No more needle in a haystack.
We have played with both Google maps and Yahoo Maps and found that the Yahoo map interface is faster and Yahoo's geo-coder is much better finding homes than Google is here in Lawrence, KS. We are beta testing a Yahoo map with open homes plotted on it.
If you have any suggestions let me know, you can view our beta mapping application using yahoo maps here: Lawrence Kansas Open Homes .

Cool feature however I think most consumers are looking for a comprehensive list of Open Houses. Do you have a way to populate the map with ALL open houses in your area vs. individual office listings? I guess this info could potentially be 'harvested' from the MLS feed however i've noticed that MANY agents never enter open house details as part of their individual property listing details. Instead they rely on the local newspaper to get the world out re: Sunday Open's'.
