Alpharetta Real Estate Market Conditions

The Alpharetta real estate market, unlike many around the country, remained strong in all areas. The overall number of homes sold was up year to year from 2005, and there were a number of other positive signs that indicate the overall strength of the Alpharetta real estate market heading into 2007. Here are the 2006 real estate market conditions for the city of Alpharetta with information gathered for this analysis by Ryan Ward using the Alpharetta MLS, the FMLS.

These statistics show very sustainable long term growth for the Alpharetta real estate market. Although real estate markets around the country shifted away from a sellers market, Alpharetta real estate remains in favor of sellers.

Home Sales - Homes sold in Alpharetta were up 452 or 18.2%.

Appreciation - The average value of a home in Alpharetta home was up 5.2% or $20,419.

Days on Market - Days on market indicates the amount of time on average that it takes for a home to go from listed to under contract. In 2006, that number was 56 days - one fewer than in 2005. This is another indication that the Alpharetta real estate market resisted the overall real estate slowdown.

List Price/Sales Price - The percentage of the original list price to the actual sales price is an excellent indication of whether or not buyers are willing to pay what sellers are asking for homes. A percentage of 97% or more is another indication of strong desirability. In Alpharetta, that number was 97.2%.

Together, this information brings the Alpharetta real estate picture into focus. Very strong growth in homes sold, sustainable appreciation and a city with an excellent long term master plan for growth bodes well for another great year for Alpharetta real estate.
