Is it a Good Time to Buy Atlanta Homes?

So the guys on the TV tell us that it's a bad real estate market. Really? I disagree. Not just with the premise, but with the idea that this type of reporting is relevant, accurate or even news to begin with. Let's start with the premise of a "good" or "bad" real estate market. There is no such thing. It's really quite simple and to say a market is good or bad in and of itself is irresponsible at best - especially when they don't put in perspective whether they are talking about it from the perspective of a buyer or seller.

You need to understand that if it is a bad market for sellers that this means something else as well. It means that it is a good market for buyers. They always leave that part out and it makes the entire report worthless.

I just put together a report on the Atlanta real estate market to try and determine if it is the right time to buy a home in Atlanta. You can read the entire report here, but I'll save you some time and tell you that it is quite clear from the numbers that there has not been a better time in years to buy a home in Atlanta than right now. It takes a confluence of events to change the real estate market and the timing has to be just right for that change to impact an entire market. The timing and events have now taken place and it is definitely a good time to buy and a difficult time to list your home for sale in Atlanta. The reasons are numerous, but, suffice it to say that sales in the month of September are down a full 48% from September of 2006. Wow! that's horrible yo might say. Sure that's true if you're a seller that has an overpriced listing or doesn't have the very best in today's marketing, but, it's not true for all sellers.

For Seller's

If you are a seller ,you need to understand this or you will remain one of the 48% number of homes that don't sell. Basically, it's time for you to re-evaluate your list price and determine if the condition of your home at that price will be a good value to a buyer. Strip away your own personal opinions because they don't matter. I'm sorry to say this to you, but, you need to know the truth. All is not lost, because homes are still selling. It's just that now only the ones that are priced correctly will sell. Put yourself in the shoes of a buyer and lose the idea that your home is worth more than it was last year, because likely it is worth less or the same.

For Buyers

Now, let's look at this from the other side of the transaction. If you are a buyer you should be salivating about the opportunities to leverage your new found position. The number of available homes is about the same so the basic economic principle of supply and demand dictates that buyers have the upper hand in transactions. Use this opportunity to leverage your position in the market.

Find a trusted REALTOR and start searching for good opportunities and you will certainly find them.
