Attention Atlanta Home Buyers!

Over the past three weeks or so, I have spent a considerable amount of time out with buyers trying to find the right home for them. That hasn't been that hard as in a city the size of Atlanta, there are lots of available homes. The problem, as I see it, is in the mindset of buyers themselves. Let me make this clear:

This is not a buyers market! It's a balanced Market.

O.K. I said it You cannot buy a home in Atlanta for 85% of the asking price. Stop watching the news about the national real estate market. Let me tell you a little bit about what's going on here:

• Interest rates remain near all time historical lows.
• Prices have dropped or have not appreciated in the last year.
• It is the summer - the hottest buying time of the year.

It's time to come back to reality and be realistic about the Atlanta real estate market. What you need is a solid market analysis. Not a 6:00 evening newscaster trying to tell you how bad real estate is. It's not bad. When you need information about specific industries, get it from the people in the industry. It is not reasonable to expect sellers to reduce their sales price as far as you think they should.

Just to be clear to my clients: I'm not necessarily talking about any one of you. What I am talking about is a mindset that has been created out...Well, out of real estate markets in other areas. Atlanta never realize the obscene home appreciation that was witnessed in cities that are having the big problem now.

Where it is a buyers market...

There are two areas that make up a much smaller segment of the housing market as a whole that are currently buyers markets:

• Atlanta Condos
• Atlanta Luxury Real Estate

That's it and just to be clear, I am defining luxury homes as those listed for sale over $1,000,000.
