Doing Real Estate by NOT Doing Real Estate

I know, I know, this sounds absolutely absurd, but here me out for a sec'.  The old way of doing real estate, the knocking on doors, meeting people face to face, saying "Hey I am your local Real Estate Expert, Buy with Me..." doesn't work anymore.  I tried them all.  I tried what all the real estate companies told me to do, mirror matching, where my name badge, talk about real estate to everyone you know, call everyone in your sphere list, didn't work for me.  Some 9 months ago I was getting to the point of giving up.  I had decent sales last year doing it the old fashion way, but felt that this was way too hard for me and I was way out of my comfort zone.

My Wife and I out of total frustration, decided to blow off some steam and create a youtube account and poke some fun at our line of work.  It was all in fun and it helped us, it was either that or go on a drinking binge.  Well after we did that we noticed a massive uptick in traffic to our website (it wasn't posted on our website).  It turned out, the video was picked up by a real estate group in Texas that decided to rip it apart...which was cool to us (they were a little to serious) and after I got to explain what the intent was, they all thought it was hilarious.  That added exposure drove people to our site.  So then we proceeded to do more and expand out to other avenues of exposure and before you knew it, we were not doing any real estate but we were getting business.  Clients were signing up for information, calls were coming in, we started to see some light.

Since that point, we have been doing an all out assault of marketing in ways that noone had ever thought of (and believe me, I have a few that defy logic but work). We are now at the point of so many leads that we don't know what to do with ourselves.  That in itself is a problem because now to manage that, you need people that understand what you do and trust it enough, but unfortunately, there are way to many "old timers" that are resistant to change.  This is the way of things to come and we are in the early stages of this new era of doing real estate.

I had hired at least 3 agents to help out but all 3 were let go within a month because 1 - they refused to get out of their comfort zone, and 2- They did not believe.  I saw an interesting stat out of NAR recently saying that 8% of agent in the US have a blog...8%.  I think that NAR reports some 1.2 Million members so lets just say that they are all Realtors for arguments sake, then that is only 96,000 agents have a blog.  Out of those 96,000 I will assume that 70% have one but don't understand it at all so that is now down to 28,800 agents and if I look further at that number and out of those people have other online presence, I would say (educated guess) that 20% tops which puts that number at 5760 agents in the US are at the cutting edge of what is to come.

This is a pretty small number considering the 1.2 million agents across the US.  I believe the NAR membership will start to decrease rapidly in the next year due to everyone saying that the market is so bad.  It just isn't so, the problem is that agents just don't know where to find clients because the old school ways just don't work like they use to.

Again, the key to Real Estate is to not do Real Estate, and hopefully you have read into this to understand what I mean.

Amen to that; I hope to get there someday too!

Generation X and Y are not as receptive to interruptive marketing methods, be it door knocking, phone calls, TV ads, etc. All those methods of marketing are dying, IMO.

The key to marketing in the future will be making ourselves available when they look for us. Like on Google and social networking sites.

Is that sorta what you mean?
