Finding The Perfect Home - Needs vs Wants

Finding the perfect home doesn't just happen; it's intentional.  Touring homes isn't just a surburban safari filled with treks inside the caves of nearby wildlife, it's a proactive hunt for the gem in a coal mine. 

If you're having trouble finding that perfect property, then consider getting back to the basics.

Needs

A need is a feature or amenity that you need to have; you don't want to see a home without that particular feature.  Needs are by far the most important criteria when providing the recipe for success to your agent, but understanding what needs really are is essential.

If you absolutely require a pool, then by all means, let your agent know.  It's okay to require a cool dip in blue waters on a summer afternoon, and if the city you're moving into has the inventory to support that need then it should be at the top of your list.

Another useful need is the location of your next home.  Do you want to be close to work, and if so, how many minutes away?  Do schools play an important role in your family?

The more needs you provide to your agent, then more helpful you'll become in assisting your agent of deciphering the code that is your perfect home.  Communication is key, and usually saves everyone a lot of time in the long run.

Wants

A want is something you'd like to have, but it isn't necessarily a deal breaker.  You'd still submit an offer if that home didn't necessarily have that particular "want".  Choosing wants adds icing on the cake, and should be considering when selecting homes you'd like your agent to tour with you.

Ideally, a home should include all of your needs, and a majority (if not all) of your wants.  If the homes you send to your agent to view voilate your needs, then consider revisiting your needs and communicating to your agent of the change of heart.  Doing so early only helps everyone stay efficient while they scour the city for a home ideal for your family.

Staying as productive and proactive as possible ensures that you find the perfect home for your family, without spending years to do so.  Stay focused and good luck with your hunt!
