Mira Mesa Real Estate Update

I'm back.  I have been so busy that I haven't had the time to give you an update in Mira Mesa.  Well here it is.  There's seem to be a rise in foreclosures in Mira Mesa.  In fact, at my office we have about 8 bank owned/foreclosure listings!  So here you go with some great statistics on Mira Mesa Real Estate

Mira Mesa Real Estate

Here is an update on Mira Mesa's real estate market.  Right now the Mira Mesa market has plenty of Short Sales and Foreclosures for sale.  But what I noticed is that the homes that are well maintained are selling faster than the homes that are about $25,000 less that needs work to be done.  So take a look at these statistics and let me know if you have any questions.

Buying A Rancho Bernardo Older Home Or Brand New Condo?!?

You have choice's when you want to buy a property in Rancho Bernardo.  You can buy a older home or a brand new condo almost at the same price.  You're asking which one to buy.  Well, lets compare.  For the positives on owning a older home, you own the land, have a yard, most likely no H.O.A. Pricing Your Home

With today's real estate market, pricing you home right is very important.  To price your home right, you must compare what other buyers have already paid for similar properties in your neighborhood.  Use that information and make necessary adjustments for number of bedrooms, square footage, location, condition, amenities and other specific information.  This information will help you price your home right.

Also, here are a few questions to ask yourself when pricing your home:

Is the local market stable, falling or rising?

How many homes are competing against me?

How long have the homes in my neighborhood been on the market?

How well does my home compare to the homes competing against me?

Are my financial needs influencing my price?

Mira Mesa Homes And Condo (San Diego)

Mira Mesa is probably the best bang for your buck community in San Diego.  You can buy a single family under $450,000 or even a condo under $200,000.  So what about the location you ask...well you are only about 15-20 minutes drive (depending on traffic) to the beaches, downtown, Petco Park, Qualcomm Stadium, San Diego Zoo, Balboa Park and Sea World.  Not only that, the Mira Mesa neighborhood has great restaurants, parks, shopping and convenience stores.  As for schools, Mira Mesa is part of the San Diego school district and about a 15 minute drive to UCSD and a 20 minute drive to SDSU (depending on traffic).

San Diego Real Estate Realtor

Being a Realtor going through the ups and downs of San Diego's Real Estate market has been interesting.  When I first started my Real Estate career in 2003, I can put a house on the market and literally get 10 offers in 7 days. And when I was working with buyers, we were offering $20,000 over the asking price and not get the property. It was amazing.  Wow! how times have changed. I've been doing some research on how long it takes to sell a property and I'm getting about 75 days on the market.  In my opinion, it can be longer.  Some listings could of Expired and then put it back on the market and Sold.  Which really means a longer time on the market.  What's even making it harder for a seller to sell his or her home are Short Sales and Foreclosures. … Read Full Post
