San Clemente and Beach Cities Home Sellers: How will a potential home buyer find your home?

According to the National Association of Realtors, over 90% of potential home buyers will search for their new home on the internet before contacting a real estate agent. If you are selling your Orange County home, ask yourself, "Will my home be easily found on a local web site?"  It is essential that you understand the different ways that listing agents can promote your property to find potential home buyers. Knowing the different ways will benefit you.

1. Does print advertising attract home buyers to your home? No!
2. Will your home sell as a result of an open house? No!
3. Does having your home easily found on a local real estate website make a difference? Yes!

With today’s educated internet buyers, it takes more than print media, open houses or putting a "For Sale" sign in your yard to get your home sold for top dollar. It takes focused internet presence. 1. Is their website(s) ranked by the search engines? For what search terms? How many people search that term?
2. Is their website(s) found in top organic search positions (page one) on Google for those terms where over 90% of home buyers are searching for homes?
3. Are they able to show you proof of where their website(s) is found and for what search terms? Do they show local areas in San Clemente like Talega homes for sale, Talega tracts and neighborhoods, Talega neighborhood map, etc.
4. Being on page 10 of a search engine or only being found on MSN, Bing, Yahoo, or smaller search engines will not enhance the marketing of your home.
5. How many people actually visit the agent site(s)? Ask how many visitors a day, what pages are viewed, how many visitors are viewing homes for sale, how did they get there, etc. Having a fancy or pretty looking web site is not a guarantee that it attracts visitors if it is nowhere to be found for home buyer search terms.
6. You want the agent website to actually generate potential leads for your home.  Ask how many leads a day the site generates.
