Moana Vista sales picking up

Last week I spent time looking at properties with a hui of motivated buyers.  We looked at a variety of residential properties to determine what would best fit their intended use as a vacation retreat in Hawaii.

Moana Vista is currently under construction at 1015 Kapiolani Boulevard.  It's convenient location in town and elegant design caught the interest of these buyers.  We stopped by the project and checked it out.

Honolulu condo construction is winding down

Honolulu residents witnessed a boom in condo development in the last five years or so.  Times are changing and Moana Vista might be one of the last new high rise condos we'll see for several years.  Two other projects being finished up are Allure in Waikiki and the Vanguard Lofts.   Trump Tower is also under construction and it sold out quickly back when the market was stronger.

In boom years, developers sold units in increments and raised prices as they went.  These days Moana Vista's developer has reduced prices significantly to sell their remaining inventory.  The developers have passed the price reductions on to earlier buyers, so they didn't lose the benefit of having signed up ahead of current buyers.

The price reductions have been noted by consumers!  On the day we visited the Moana Vista sales office, customers and agents were filling the room.  Sales staff were overwhelmed and we noticed a stack of completed purchase contracts on a salesperson's desk.  Reductions affect all Moana Vista units and range from 16% - 25%.

Many buyers prefer ocean views.  At Moana Vista, the "D", "E" and "F" units have direct views of the ocean.  "A" and "B" plans face the mountains.  "C" units are on the ends.  The "03's" face Diamond Head and the "10's" face Ewa.

All Moana Vista condos have two bedrooms and two baths.  The most affordable units are the "A" floorplans, which have 728 square feet interior and one parking space.  The "F" floorplans have 1,033 square feet interior and two parking spaces. 

"C" units are attractive because of their views from three sides.  The floorplans have 798 square feet interior and a long layout.  Bedrooms are at opposite ends of the units with the kitchen and livingroom in the center.   "C" units on the 35th floor and higher have two parking spaces, lower floor units have one parking space.

Besides Moana Vista, our group of buyers checked out condos at Diamond Head, Yacht Harbor Towers, Hawaii Kai homes and Hawaii Loa Ridge.   For these buyers, Moana Vista was the best fit.  If you're interested in a new condo in Honolulu, it could be right for you too.
