Uniquely Positioned La Zagaleta Property

photo markgoodwin

We have listed a property within the La  Zagaleta golf and Club that occupies the most desireable plot in the entire development. This house is perched on top of a hill and therefore has unbelievable 360 degree views of the whole Benahavis/Marbella area. Above you can see a photo demonstrating  views from the property at night, with Puerto Banus and the sea clearly visible.

The house itself has an internal area of 1850m2 and the plot is a massive 18000 m2. The property was built in the year 2000, so perhaps some clients may feel like it needs updating. Our company has some images demonstrating some examples of what could be done should the next owner want to renovate this house.

La Zagaleta has been very careful when it comes to density of build…

Sea View La Zagaleta Plots

photo markgoodwin

Further to my recent REW blog bost regarding our new plot listings within La Zagaleta, I thought I would give a simplistic example of how construction of your own property within this estate could prove a wise mid to long term investment.

Our latest listing is a 5300m2 plot that has clear sea views, importantly it has had the access improved and been partially flattened. One of the most saleable points this plot has to offer is its total privacy, absolutely nobody can overlook your house when complete.

This plot would require some retaining walls, at an approximate cost of €350,000 but by La Zagaleta standards this is a pretty staightforward plot to build on. The price per m2 for a reasonable quality built would be somewhere in the region of €2500. So we…

La Zagaleta Plots

photo markgoodwin

Our company has managed to source some excellent plots on the La Zagaleta Golf and Country Club estate. This will allow interested parties to construct their own specifiacion villas on prime locations, enabling a saving on the purchase of a key ready villa. Many of the plots we are about to add to our portfolio have sea views and have had some work done to facilitate easier access.

Our company believe that each plot will provide a solid long term investment for the prospective buyer over the mid to long term. Price per square metre will be significantly reduced by undertaking the construction process, allowing for better capital appreciation/rental yields.

As I have stated in previous REW blog posts, there does seem to be elevated interest in this…

Sierra Blanca Villas

photo markgoodwin

First Property Choice are pleased to announce the addition of Sierra Blanca villas to our porfolio of luxury homes on the Costa Del Sol. Over the next few days we will be adding some high level houses from this estate with prices ranging from €2,500,000 to €18,000,000.

For the unitiated Sierra Blanca is just behind Marbella town centre and is actually set within the foothills of the La Concha mountain. This area is widely known as the "Golden Mile" ostensibly because of its perceived desireabilty within the Marbella community.

The area also has the deceased Saudi Kings residence that actually replicates the White House in its architectural design and appearance.

The properties we will add to our porfolio will all be of the highest quality, catering…

Global House Price Index Suggests Mild Recovery

photo markgoodwin

The current economic turmoil has changed the positioning of top performing real estate markets globally and the results are pretty shocking. Knight Frank  produces the Global House Price Index and it is seen as the bible for overseas property investors, who often aggregate the information provided and invest accordingly.

Amazingly in this index Israel comes out on top with a yearly growth of 12.5% and is the only place to demonstrate double digit growth. Norway is also showing some resilience with an increase of 5.3%. During the first quarter of 2009 just less than half of the countries listed were still experiencing price drops.

Knight Franks current report shows that substantial price softening is only happening to 25% of the countries, this…

How Will Google Caffeine Change Property Search?

photo markgoodwin

Google is now requesting that its customers try out its latest incarnation of its search engine, with the codename of Google Caffiene. Having tried this out our rankings don´t seem to have been massively affected for our chosen keyphrases, so its difficult to spot any obvious change.

Global Edge, the property portal geared towards online property sales cited a number of possible factors that should be taken into consideration, based on empirical evidence from the US. Firstly, real time news and up to date information seem to assist in a sites authourity. Secondly there seems to be special attention to results produced by social media. Thirdly, video search results are appearing more often and will continue to do so.

Here is the link to check out the…

The International Property Market

photo markgoodwin

I thought I would share a snapshot of the level of activity within the overseas property market with you. August proved to be an interesting month for First Property Choice as a company, the biggest surprise was the volume of enquiries for property in La Zagaleta. Although we have good SERP for many of the associated keyphrases for this development it ended up being our second most searched real estate selection.

Top of the tree for us was Calabria and again even though we have a strong presence on the search engines for this area there was 5% more traffic than the number two spot. This region still offers some well priced properties, however some projects we have looked into are a little too much per sq. metre given that this should still be regarded as…

Perfect Sea View La Zagaleta Villa

photo markgoodwin

The latest La Zagaleta property that has been added to our portfolio has some of the best sea views available within the estate. The rock of Gibraltar and the Atlas mountains in Morocco are clearly visible from the pool, garden area and master bedroom.

In additon to high end real estate La Zagaleta also provides residents with specialist private shuttle to the airport and can look after every need an owner may have from banking, laundry services to baby sitting and secretarial services. For those looking to arrive at the estate by helicopter there is a helipad acknowledged by the Civil Aviation Authority.

This development has two 18 hole golf courses the newest of which was inaugurated in April 07 and named Los Barrancos, architecurally this course…
