We currently have access to several foreclosure/reposession deals in Marbella Spain that represent unbelievable value. Should any of you have clients interested in the Marbella region in the Costa Del Sol, then they should check out these deals.

To give you an example of what is available, there is a 3 bedroom apartment in a development called Embrujo Playa very close to Puerto Banus. This apartment has an area of around 1800 Sq. Ft. and has an approximate market value of €410,000. This is currently available for around €275,000.

There are several properties similarly well priced in prime locations.

A sub €70,000 penthouse property, with a 400 Sq ft terrace,unobstructed sea views with only 16 other apartments within a gated community. 

Where, you ask,  Mongolia? Italy actually,  a Calabria property to be precise.

The difference is, the same apartment in Portofino, Northern Italy would be €400K.  The disparity between North and South are immense. My firm opinion is that the pricing gulf is so great, that there will be adequate room  for capital growth in the long term as the cohesion plan takes shape and accessibility to the region improves.

This property would be wasted on a pure investor, as they will never experience the jaw-dropping views, or the white sand where turtles lay their eggs.

I read an absolutely ridiculous post on a real estate investment forum (definitely not RWE) the other day regarding the property market in Sofia, the capital city of Bulgaria.

The article went on to promote a number of developments and then explained that all the Bulgarians were heading into Sofia, to buy property and work. The reason ,they said was because wages are 2.5 times the Bulagrian national average.  Therefore these people would, the article claimed, provide the "exit" strategy for the non-nationals who had bought property in Sofia for investment.
