Is The REW LEC 2 Worth The Money?

I have received a few emails from real estate agents across the country asking how my new LEC 2 website is doing. I figured I would hit two birds with one stone here and discuss the results after four days. I also wanted to give credit to REW for the design and "converting monster" it has created in this website. Genious material in my humble opinion. This isn't just a great tool for buyers, don't forget about the fact that Home Sellers would be crazy not to list with you knowing how "sticky" this website is for Home Buyers. Imagine the exposure a Home Seller would have being listed with you on your website. Trust me when I tell you this is a honest review of the product and I will not be compensated in any way for this blog. It is truly an honest opinion of the results thus far.
Once I pulled the trigger to purchase the LEC 2 it took about four months to implement all the customizations I wanted to be able to offer. I thought buyers would love the Streetview ability and the Birds Eye View. I also did a custom slideshow to highlight some unique selling propositions and different features available on the home search. I also did a lot of backend customizations.
It has been four days now since my Northville Michigan Real Estate Website, also known as the LEC 2 went live. Here is the results from my lead manager:
- April 30--27 Buyer Leads
- May 1st--20 Buyer Leads
- May 2nd--20 Buyer Leads
- May 3rd--26 Buyer Leads
The best part is 50% of the visitors have returned in the last four days.
I had a REW template for about a year and half before I decided to upgrade to the LEC 2 and obviously the results speak for themselves. 1 or 2 sales will pay for the LEC 2, so it is really a no-brainer when it comes to figuring out if the LEC 2 is worth the money.
On my old REW template I had a third party providor host an IFramed IDX solution. Registrations were not necessary to view properties, as it was totally opitional. I was averaging 6-8 registrations a day from that. Not bad, but definitely not the 25 registrations I'm getting now. For those of you that don't know, 25 registrations a day from potential buyers is enough to keep 7-10 buyer agents busy full time. I currently have three and need to hire more immediately. Not a bad problem to have.
I wanted to also compare the results for those wondering some more in depth details of how the traffic is coming along compared to my old REW template. This comparison is over a four day period from Thursday to Sunday in both comparisons so everything will be equal except for the two different websites.
OLD REW TEMPLATE: Thursday April 23, 2009 - Sunday 26, 2009

So the question whether to make people register before they can view homes should implemented immediately if you haven't already. There will be people who will not give out their information, but what about the 25-30 people every day who do? Now keep in mind, you have to offer some value in order to peak someone's interest enough to trade their personal information for access to "the inventory." If your website is no different than every other Realtors website in your area, you probably won't get the same results.
I don't want agents to read this and then get mad becuase they turned on their registration and didn't get 25 people registering a day. The LEC 2 is very "sticky" if you know what I mean. I have gotten raving reviews from clients who were using the old template site and now using the new site.
Again to reimplement the facts here...There is no better return on your money than a custom REW website. If this was any other industry than the "real estate industry" offering the return on investment that one could get, this product would be $50,000-$100,000. But this is the Real Estate Industry, and most people get in this business because they think it's the "easy money game." They get in because they think it costs nothing to get in and stay in. Drink a few pots of coffee every day, eat some donuts, and sell a few houses, right? LOL

Glad to see you are having positive results Mark!
So, you were making a living with 6 to 8 registrants a day and now they have almost quadrupled! It's not hard to make the assumption that your business volume theoretically should quadruple. It pays for itself pretty quick doesn't it? LOL
Make sure you have a definite follow up plan that your buyer agents must follow and then check to make sure they do. I had in the past a problem with needing agents, then they came in and did nothing, essentially wasting the lead from inaction when there was a proven easy followup system built in to the backend of the site that they were trained to use. Go figure! Be sure to get with your Keller Williams Team leader and insist on the Team Leader screening your Buyer Agent wannabees with the DISC profile " I " (thats an i). These personalities will follow your system and make it work for you instead of trying to buck it all the time. Don't waste your time on the wrong DISC profiles!

Wow, I'm most impressed with the comparison of the number of pageviews, pages-per-visit, and time-on-site between the template and the LEC.
You should require that every new agent writes 3 pages of content, about a neighbourhood or a property type in-that-neighbourhood. If the site performs so well with its traffic, why not do whatever it takes to attract more traffic!? (Because the new pages, properly optimized, will attract more search engine users, I mean - which i know you know.
) The agents would be "earning their keep".
I tried that Gerry - they will copy and paste somebody elses content. They don't get it, never will, and I guess that is good for those that do. Mark needs some more agents so that he can write the pages!
Gerry, It's funny you mentioned creating neighborhood and condominium complex pages, because that was one of my next projects. It will be a very long project, because there are literally hundreds of neighborhoods in my marketplace. I was wondering if you think your team could design a template for me to work off of and then I could put the specific information relevant to each neighborhood. I love this design, http://www.kevintomlinson.com/condos/continuum_ii unless you have some examples of other neighborhood pages you have done. I love the part that says "Are You The Owner"
Or do you think it's better I just stick to the traditional way in the same manner you have created the community pages and give a little paragraph with a "read more" have the listings automatically be in there, assuming there are listings for that neighborhood, and then more information on the bottom?
The template idea is good for making it easy (faster, cheaper, more likely) to create a lot of those pages, and to make sure they look good. (I have no examples, but a salesperson might, if you phone in.)
Our 'traditional' way ("a little paragraph with a "read more"", etc) is most effective for more competitive terms, and requires more labour and text. For less competitive neighbourhoods, I think it would be best if you went with the template idea - there would be only one paragraph of text for many of the neighbourhoods/complexes/developments, which would be just fine, since they're not very competitive and your site's authority will help them to rank.
You can just mockup (simple line drawing) the contents of your template page and the team would work together to make it happen.

Who should I call and talk to or email to coordinate this project? Should I just post in the work order forum?
Or you can email sales@ (our in-house sales address, which gets your request posted on our internal forum and a salesperson replies with the estimate team's verdicts) - it just depends on whether you require privacy. The WOF is not private, but it gives you slightly better feedback opportunities - you get to see the questions and suggestions, etc, of the estimates team directly - whereas with the sales@ option, if there is a lot of back-and-forth required to work out the details, it can take longer and you may feel slightly out of the loop - maybe?
