Property Outlook For Dubai In 2009 Not So Bad?

photo Mark Wallington

Dubai Real EstateDubai has been short on good news of late compared to the floods of positivity that are normally emitted from the small Emirate, and given all that is going on in the world, I suppose it comes as not a huge surprise. Dubai may have held off the external economic problems for a while, but eventually it has been dragged in like the rest of the globe. Things here could certainly be a lot worse, just look across to the USA and UK, but Dubai is unused to such things, and as a result all this has come as a rather large shock to the system for many. However don’t despair quite yet as not all of the media is following the idea that it is panic time in Dubai. The Sunday Times has recently predicted that the property outlook in Dubai isn’t so bad after all! The…

photo Mark Wallington

Jumeirah Beach ResidenceOwners of Dubai property might have thought things were bad enough already, what with the credit crunch, falling property prices, many jobs futures not so certain and the holiday season just around the corner. But if you happen to own a property at Jumeirah Beach Residence then things got that little bit worse with the surprising news that Dubai Properties property management division, Salwan, has written to the 7000 owners to inform them of a change in service charge prices. So what was the level of price increase? Well try a small 129% service charge increase!

From paying around AED 9 per square foot for their properties, buyers are now being asked to fork out AED 22 per square foot, which is quite some increase. And to make matters that little bit…

The Burj Dubai Story With Photos.

Dubai Towers Al Burj

The title of the world’s tallest building brings with it instant fame and world wide recognition, so it is little surprise that so many have been tempted to chase this mantle. But with the announcement of the Al  Burj Dubai things certainly got a lot harder for anyone else planning on capturing the title of world’s tallest building. Whilst the exact final height has been a closely guarded secret developer Emaar has revealed it will be over 800 meters, and now rumors are circulating that 808 meters could be the final height. Whatever the case, since everything with the project got underway in 2004; things have not been the same for Dubai. Back in 2004 Dubai was looking for more ways in which to market itself to the world. The Palm Jumeirah certainly…

So Is It The Right Time To Buy In Dubai?

photo Mark Wallington

Ajman PropertyWith prices having dropped as much as 40% on some of Dubai’s most expensive freehold real estate projects, and with the property market over also having dipped where does this leave those who need to buy a home here are those still interested in purchasing Dubai real estate? After all, now buyers are not just contending with property prices going down. Developers are letting people go, and not just the small ones, and projects and developments are being canceled or held back, and again this isn’t just affecting small projects. With major freehold developments like The Palm Jebel Ali and the Dubai Waterfront included in the casualty list of projects that may or may not be going ahead, confidence in off plan Dubai properties has reached an all time low.…

Dubai Property & Real Estate Update December

photo Mark Wallington

The Dubai property market has seen a lot of changes recently, and not all positive, so what better time to give you an update of all the goings on in the Dubai real estate market. The Dubai property market has always been quick to change and that has certainly been the case recently, especially now with the world economic problems finally coming to bear in Dubai. But whilst prices are on the way down, building work on developments is for the most part continuing as per schedule, although recently there have been a few noticeable and high profile projects to start to feel the effect of the market down turn. Nakheel has lately been making headlines by ‘slowing down’ the rate of development and building work in some of its flagship projects, but its not all…

Property Prices In Dubai Start To Reverse

photo Mark Wallington

Dubai UAE PropertyIts no longer a secret, prices in the Dubai real estate market are on the way down, in what represents a rather large change of fortune in the real estate sector here. Since the opening up of the market to foreigners in 2002, Dubai properties prices have been up until this point only ever been on the increase. And it certainly wasn’t small increases that were being seen across the market! Some developments were seeing 200% premiums being reached on properties within a short space of time. Much of this was no doubt down to speculators, looking to make some quick money by buying and quickly selling at a profit. And for a long time and for many investors it proved a very lucrative business, with a good deal of people able to walk away much richer. But this…
