Dubai Property Market Still Has Investment Appeal

What started off as whispers a few months back has now been accepted as fact, the Dubai property market is undergoing a large downturn. It was always thought that the Dubai property market would be immune from such an experience, and if it was to happen it was seen as most likely in a few years when all of Dubai’s under construction property reached completion and came to market. But here we are in 2009 and the immediate outlook for Dubai property looks decidedly dicey. Many sellers want out as soon as possible, worried that the money they have made on their Dubai properties so far may soon be eroded if prices continue to fall. Many buyers understandably don’t want to buy now due to the uncertainty and those that do want to buy Dubai properties for the most part cannot due the current liquidity problems. So overall things at the moment are looking pretty grim. So why is it that many still believe Dubai still holds great investment potential?
With all that is going on it may sound surprising to hear that Dubai still maintains its investment appeal, but there are some key areas one needs to consider. The majority of sellers who are leaving the market are speculators, who have spent the past few years flipping properties in order to make quick cash. With speculators leaving the market this should hopefully allow prices to adjust to a level more in keeping with actual demand. And more important is that fact that Dubai is a growing city, and demand here remains strong. Short term demand for Dubai property will take a hit, but it won’t last long. Dubai has so much going for it, and driven by leisure, tourism, and its media and commercial operations it has plenty to help coerce it forward.
Despite some of the recent problems that have made the headlines here, Dubai is still viewed as somewhere that is glamorous place to live and perhaps more importantly, a safe investment. After all the lifestyle that attracted people to Dubai is the first place still remains, as does peoples desire to live here. The current situation may make this difficult for the time being, but with robust demand Dubai still has plenty to offer in the long term and many investors know it.
