Service Charge Increased 129% at Jumeirah Beach Residence JBR!

Jumeirah Beach ResidenceOwners of Dubai property might have thought things were bad enough already, what with the credit crunch, falling property prices, many jobs futures not so certain and the holiday season just around the corner. But if you happen to own a property at Jumeirah Beach Residence then things got that little bit worse with the surprising news that Dubai Properties property management division, Salwan, has written to the 7000 owners to inform them of a change in service charge prices. So what was the level of price increase? Well try a small 129% service charge increase!

From paying around AED 9 per square foot for their properties, buyers are now being asked to fork out AED 22 per square foot, which is quite some increase. And to make matters that little bit worse, although the letter informing residents of the price increase was dated for the beginning of December the change in costs have been backdated to the 28th of September! This move might be seen as strange enough normally, but given Jumeirah Beach Residence hasn’t exactly been enjoying the best PR of late anyway; it is all the more mystifying!

JBR has been attracting the wrong kind of attention recently with accusations that buyers have been lied to, and promised facilities never built.  Buyers bought into the project under the impression that there would be clubs, gyms and other recreational facilities, but 2 years on there remains no sign of them, and an area previously designated for recreational parks was recently tarmaced over for use as a car park. With service charges at JBR now some of the highest in Dubai real estate you might hope that residents would receive a high level of service. However this doesn’t seem to be the case. Residents highlight the fact windows here only get cleaned twice a year among many things, and have been dissatisfied for a while now.

With the new service charge already in effect here, there is not much residents can do in the immediate future. However Salwan has a long way to go to justifying such a price increase, so don’t expect to hear the last of this quite yet.

Any suggestions ? I also own a flat there hardly used as i live abroad but i still have to meet these service charges and alarmed by what i read ... any fellow flat owners with suggestions ???
