I sent out a blast Sarasota foreclosure email to some web leads today and got the following response:

First I would like to let you know that I am a very serious buyer and I would never want you to think I am wasting your time.  Could you please go and take some more pictures of the home at 1682 22nd St, MLS# A3911632, inside and out?  What is the neighborhood like, can you videotape everything? 

What are the taxes going to be after I buy?  Can the bank let me assume the loan?  Does all the furniture come with the unit, I will need it furnished.  What do you think the furniture is worth?  Did the people smoke or have pets, I have allergies. 

What is the insurance and the homeowners dues.  Is there a pool?  Who will clean that?  Do you do property…

Bird Key Real Estate Update

Bird Key, Florida is a small community off the coast of Sarasota. This waterfront enclave has just over 500 single family homes. Many of them are on the water providing the boating lifestyle for the homeowners. Some of the finest real estate in Sarasota, Florida are the bayfront homes with stunning water views located on Bird Key. The waterfront homes on Meadow Lark Drive offer breathtaking views of the Sarasota city skyline and bay.

The chart above shows the number of single family homes and condos for sale, under contract and sold over the last 5 years in Sarasota, Florida. The light green lines represent the number of homes and condos for sale. The red line shows the number of properties under contract and the dark green line represents the number of sold properties.

From an owner of Sarasota real estate and a Realtor selling in Sarasota it is great to see the sharp decline in inventory, the rise in pending sales and closed sales. It looks like we still need to absorb some of the inventory in the market. Based on closed transactions we currently have jut over a 10 month supply of properties for sale. Check Out The Views From This Sarasota Beachfront Condo

Wouldn't it be nice to wake up to the sounds of Gulf of Mexico everyday? I showed this magnificent condo yesterday to some clients. This condo in the Promenade has some of the finest views I have seen in Sarasota. The pictures are nice but the views are even more breathtaking in person or out on the terrace. The condo has panoramic views of the Gulf of Mexico, downtown Sarasota, south Longboat Key, north Siesta Key as well as Lido Key. It really is breathtaking. If I lived there I would spend a lot of time on the terrace.

Is The Sarasota Real Estate Market Bottoming?

Take a look at this five year chart of Sarasota, Florida single family homes. The light green are the number of homes for sale, dark green represents solds and the red line shows pending homes sales. See how inventories have plummeted since the beginning of 2008? Pretty remarkable how inventories were over 8,000 and now they are hovering around 4,000. A 50% decline in the inventory is pretty dramatic.

Sales activity has also been active. Some buyers are feeling better about the market by jumping off the fence and buying. Assuming the market is bottoming and we have normal appreciation imagine the home equity that will be created over the next 10 years from those homeowners who purchased at or near the bottom.
