A Big Thank You To Morgan Carey

This is long overdue but I wanted to thank Morgan Carey for my LEC website - http://www.luxurysarasotahomesforsale.com.

Back when I was in my fight against the Sarasota Association of Realtors (if you are unfamiliar with that story go here and I plan to to write a blog post soon updating that situation) Morgan came up with the idea of revamping the site I was using for that domain and sell them as Limited Edition Custom websites with me getting a cut of the fees generated from the sales. It was a very ncie gesture on Morgan's part that I truly do appreciate. I have built many great relationships through my time here at REW. This is a great community to share ideas, information and build relationships.

I tried to get a screen shot of what the old colors looked like but Google did a great job caching the pages. Preview Orange County - http://www.previewochomes.com/ is using the colors I used to have. I didn't want to say "old colors" because I still like them and think that it is a great looking site.

Wouldn't it be nice to wake up to the sounds of Gulf of Mexico everyday? I showed this magnificent condo yesterday to some clients. This condo in the Promenade has some of the finest views I have seen in Sarasota. The pictures are nice but the views are even more breathtaking in person or out on the terrace. The condo has panoramic views of the Gulf of Mexico, downtown Sarasota, south Longboat Key, north Siesta Key as well as Lido Key. It really is breathtaking. If I lived there I would spend a lot of time on the terrace.

Is The Sarasota Real Estate Market Bottoming?

Take a look at this five year chart of Sarasota, Florida single family homes. The light green are the number of homes for sale, dark green represents solds and the red line shows pending homes sales. See how inventories have plummeted since the beginning of 2008? Pretty remarkable how inventories were over 8,000 and now they are hovering around 4,000. A 50% decline in the inventory is pretty dramatic.

Sales activity has also been active. Some buyers are feeling better about the market by jumping off the fence and buying. Assuming the market is bottoming and we have normal appreciation imagine the home equity that will be created over the next 10 years from those homeowners who purchased at or near the bottom.

10 Most Undervalued Cities In U.S. - Sarasota, Florida Is #2

I was reading though the newspaper this morning (online of course) and noticed Harold Bubil's blog post about how AOL real estate is reporting that Sarasota, Florida is the 2nd most undervalued city in the country. You can read the article here. It sounds like they are getting their information from IHS Global Insight.

Sarasota is a relatively upscale community on Florida's west coast. "It's a nice boating community, and they have got a lot of beautiful homes there," says Jack McCabe of Florida-based McCabe Research & Consulting.
