I altered the last part there to make it PG rated and omitted the name and email address. I emailed her back thanking her for the laugh. She is complaining about my Quicksearch on the home page of http://www.luxurysarasotarealestate.com. On my form you can only search above $100,000. So when you are designing your IDX's and quick searches keep price ranges in mind. ;-)

Do You Prefer To Work With Buyers Or Sellers?

If you could wave a magic wand and change your business instantly, would you? If so, how would you change it? I suspect that most of the Realtors that frequent this blog are internet focused thus work mostly with buyers. If you could change that and become mostly a listing agent would you?

Benefits of being a listing agent instead of a buyers agent

  • Sellers generally take up less time
  • You can work with more sellers than buyers. Could you handle 20 listings? Could you handle 20 active buyers?
  • Sellers sign a contract and go through a series of steps to sell their home. That shows a certain level of commitment. Buyers can go look at property without signing a contract or giving much of a commitment to buy.

Would You Work With This Prospect?

I sent out a blast Sarasota foreclosure email to some web leads today and got the following response:

First I would like to let you know that I am a very serious buyer and I would never want you to think I am wasting your time.  Could you please go and take some more pictures of the home at 1682 22nd St, MLS# A3911632, inside and out?  What is the neighborhood like, can you videotape everything? 

What are the taxes going to be after I buy?  Can the bank let me assume the loan?  Does all the furniture come with the unit, I will need it furnished.  What do you think the furniture is worth?  Did the people smoke or have pets, I have allergies. 

What is the insurance and the homeowners dues.  Is there a pool?  Who will clean that?  Do you do property…

The chart above shows the number of single family homes and condos for sale, under contract and sold over the last 5 years in Sarasota, Florida. The light green lines represent the number of homes and condos for sale. The red line shows the number of properties under contract and the dark green line represents the number of sold properties.

From an owner of Sarasota real estate and a Realtor selling in Sarasota it is great to see the sharp decline in inventory, the rise in pending sales and closed sales. It looks like we still need to absorb some of the inventory in the market. Based on closed transactions we currently have jut over a 10 month supply of properties for sale.
