Are there any home for sale under $100K that aren't foreclosures or short sales??

Help! I have several buyers all looking for homes under $100K. Regular, normal families -- not investors -- who want a nice affordable home. These buyers are highly motivated and want to take advantage of the tax credits, low rates, and great prices. They are smart buyers to be doing just that. The problem is that it’s super hard to find a nice home that’s not a foreclosure or short sale under $100K. Even a decent home and we would settle! Or if the home is OK the neighborhood is questionable. The decent ones are short sales and with my buyer’s tight time frames to purchase (each less than 60 days), taking our chances on a short sale is risky at best.

So what’s an agent to do? I have scoured Cobb County Homes for Sale, North Fulton, Northwest Gwinnett, Cherokee County…lordy lordy I have looked all over Metro Atlanta for my buyers. I have encouraged them that if they buy a foreclosure, they could check into the Georgia Dream Program, and that the tax credit they will receive as first time homebuyers can help make repairs around the house. There are definitely some options worth exploring but my buyers are having a hard time seeing past the repairs needed and looking at the home as a shell. It’s hard for them to see the vision of new carpet and fresh paint, or a good scrubbing. I am not sure how else to coach them to help them see that this is what we have to choose from: let’s study the homes and evaluate a short list to truly compare.

We continue to search every day – both my clients and I – for new listings or ones that may pop back on the market, and of course I have them set up on Client Gateway (the best thing FMLS ever did and SO worth all the money I pay them every year).
