Tampa REO Tips - a Gold Mine or a Bust?

One term in particular is REO. A Tampa REO is a property owned by the bank (Real Estate Owned by the bank). Banks are in the market to manage money, rather than properties. It is a good bet that a bank that owns property is attempting to sell the property as quickly as possible and may offer an attractive purchase price to a prospective buyer. There may be some things to know before digging into an REO.
1) Hire a Realtor to sort out the details. A Realtor can assist a prospective buyer with intricate details that may normally be overlooked by someone who does not have extensive knowledge of the area, the home, or the contract.
2) Stipulate an inspection in the contract, also known as an inspection contingency period. The purchaser will most likely have to fork over the expense for an inspection, but it is well worth the cost, especially if the buyer is expressly interested in the home. An inspection will ensure that the home does not have any damage that may reduce the value of home.
3) Be prepared to negotiate. Most banks will attempt to sell the home for the highest value possible without losing the sale. It may take a few offers before a final offer is approved, as it may have pass approval by a board or panel.
4) Beware of hidden expenses. Most banks will handle small repairs, past dues, or HOA fees, but this is not always the case. All bank owned homes are sold “as is.” The purchaser may have to read between the lines to figure out any added expenses, but if the buyer has hired a real estate professional, there should not be any issues.
The Tampa real estate market is full of REO’s in many key areas. Tampa REO’s can offer the prospective homebuyer an opportunity to purchase a home at a greatly reduced priced (between 10-30% lower than original value). The most important tip to purchasing a Tampa REO is to hire a qualified Realtor, as he/she will assist the buyer in every step of the way to produce a home that provides peace of mind.
