1. Failing to have your real estate agent provide detailed market analysis on your home’s value.

2. Failing to get a building inspection on the residence you are purchasing.

3. Neglecting to have a full staked survey on the property you are purchasing.

4. Making a low ball offer and discouraging the seller from negotiating with you.

5. Failing to get pre-qualified for a loan prior to making the offer to purchase.

6. Not allowing enough time to complete all of the necessary building and title examinations and inspections.

Calgary Real Estate Board Now Allows 20 Images Of Listed Properties

photo Justin Havre

The Calgary Real Estate Board's MLS System recently went through a little upgrade. Calgary Realtors can now upload up to 20 images of properties for people to view. This is twice the number of images that was allowed before they made the "upgrade".

According to the National Association of Realtor's Buyer & Seller Survey, over 87% of buyers start their search on the Internet and I think the Calgary Real Estate Board did home buyer & sellers a big favor by allowing more images of properties. Home owners that are looking to sell, should hire agents that use professional photography & virtual tours as good photography…

Calgary Real Estate: Sellers' Market Returing?

photo Justin Havre

I thought I would share a story that was printed in the Calgary Sun on Oct 16, 2008. According to this story they are hinting that the Calgary Real Estate market will return to a Sellers' Market.

"Sellers' Market Returning"

By Markus Ermisch, Sun Media

After hovering in buyers' territory for much of this summer, home re-sale markets in Alberta's two largest cities are on the verge of slipping back to a sellers' market, thanks to pronounced drops in new listings.

New listings in Calgary fell 11.7% to 4,709 units in September compared to one year ago, whereas in Edmonton, new listings sank 19.8% to 3,142 units, says data released yesterday by the Canadian Real Estate Association. Meanwhile, sales rose 3.7% to 2,006 units in Calgary in September, and… Read Full Post
