The Calgary Real Estate Board's MLS System recently went through a little upgrade. Calgary Realtors can now upload up to 20 images of properties for people to view. This is twice the number of images that was allowed before they made the "upgrade".
According to the National Association of Realtor's Buyer & Seller Survey, over 87% of buyers start their search on the Internet and I think the Calgary Real Estate Board did home buyer & sellers a big favor by allowing more images of properties. This will allow buyers to see more of the property that may be of interest and sellers can showcase special features even better than before.

The City of Calgary have mailed out the 2009 property assessments to Calgary home owners on January 2nd, 2009. The city says 33% of the property owners will see an increase in their property assessments over their 2008 assessment.
The average assessed price of a single family home in 2009 is $427,500, down from $447,500 in 2008. Condominiums are also down to $278,500 from $291,500 in 2008. The city base these assessments on the Calgary Real Estate numbers from July 1st, 2008. Assessments reflect the market value of similar properties in neighbourhoods. Calgary Real Estate market continues to show sings of slowing down in the new home sector. New housing starts in Metro Calgary has dropped by 19.1% in July 2008 when comparing to July 2007. There were 431 foundations poured for single family homes in the Calgary area, compared to 800 in July 2007. That is a difference of 46.1%. There was however a 57% increase in multiple family starts from 284 in July 2007 to 446 units in July 2008.
The Decrease in new home starts can be a direct result of the increased competition of re-sale homes and a decrease in migration to Calgary.
