photo Jeff Casterline

Grande Dunes - Myrtle Beach Luxury HomesHere is an update for Grande Dunes active listings, pending sales, and sales during December 2007.  This information was gathered using the Myrtle Beach MLS.

Single Family Homes

There are currently 103 active single family homes on the market in Grande Dunes.  That number is right on par with the numbers in November.  In addition to those 103 active on the market, there is one pending sale.  Active homes range in price from $659,900 to $5,900,000, with an average of $1,712,868.  There was one sale at the end of November.  7550 Ventura Court in Siena Park closed for $715,000.  The asking price was $779,900.  This is just more proof that if you are interested in a property it doesn’t hurt to throw an offer out there.  You never know what might…

photo Jeff Casterline

Hard Rock Theme ParkMyrtle Beach commercial real estate is thriving near the site of the Hard Rock Theme Park.   The latest project will be developed on the existing Waccamaw Factory Shoppes site.  Polar Investments Ltd. recently purchased the 52 acre site and is planning a $300 million complex to include a hotel, homes, retail shops, and a recreation area.

Another retail center has been proposed for the property across from the park’s entrance.  The centers’ developers are planning 34,000 square feet of retail space, restaurants, a convenience store, and a time share office.

The Hard Rock Theme Park is set to open in May of 2008 which is a month later than the original opening date of April 2008.  A single day pass will cost $46 and season passes which went on sale October…

The Market Common - Myrtle Beach South Carolina

photo Jeff Casterline

Expected to become the “new downtown” of Myrtle Beach, South Carolina, The Market Common is located in the heart of Withers Preserve, a 3,790 acre master planned community on the old Myrtle Beach Air Force Base.   A shopping and dining experience unlike any other in the Grand Strand, The Market Common will be pedestrian friendly and feature a mix of residential, high end retail stores, restaurants, hotels, and parking.  Apartments will be located above the retail space to give it that true downtown feel.  There is already a long list of tenants in place including:

• Anthropologie
• Aveda Modern Salon & Day Spa
• Banana Republic
• Barnes & Noble
• Brooks Brothers
• Carlyle & Company
• Chico’s
• Claddagh Irish Pub
• Cold Stone Creamery Read Full Post

Will The Hard Rock Theme Park Be Positive For Myrtle Beach Real Estate?

photo Jeff Casterline

Hard Rock Theme ParkFor years now, people entering Myrtle Beach via Highway 501 have been sitting in traffic jams crossing over the Intracoastal Waterway and have unfortunately had to gaze upon the eyesore that was once the  thriving Waccamaw Factory Shoppes.  Ever since these shops closed, the area quickly became run down, dilapidated, and abandoned.  Most residents, including myself, are very optimistic that the Hard Rock theme park will restore life to that area of Myrtle Beach.

The 400 million dollar, 140-acre Hard Rock Park will include six music themed zones, a Jamaican water play area, a 10,000 seat amphitheater, restaurants, and comedy shows.  It will also feature the tallest roller coaster in the state, themed after the famous band Led Zeppelin.  The Park is…
