The real estate market has "shifted" and this is the book about it all and it's as timely as ever.  I was at the book tour and decided to ask agents how they have shifted this year.

After my experience with RECR and their over zealous sales practices, I posted some articles for all to read:

A quick google search for "Real Estate Client Referrals" would have revealed all the complaints about this company.  Instead, you are encouraged to research RECR as the term and you'll find nothing.

Interestingly enough, after doing a little digging and trying to get my money back, this company is being hit with several similiar complaints.

Just Listed - This Lawrenceville home with a yard in the Mill Creek High School District has 4 bedrooms and sits on 1/2 an acre.

With Granite counter tops, hardwoods a fenced yard, tile flooring and huge soaring ceilings it has something for everyone.

Located off Old Peachtree in the Mill Creek School district the next home owner will enjoy all the benefits of Hamilton Mill living without having to deal with all the drawbacks.  Like a small yard.

I just listed 490 Windsor Brook Lane in Lawrenceville, GA. This home for sale features a 3 car garage, huge fenced backyard and we're not even inside yet. With an open floor plan, vaulted ceilings and a room above the garage large enough for two 16 year old boys, this ranch has it all for $160,000.

 As I recently posted on my Georgia Real Estate Blog, timing the market for real estate is a bad move.  Likewise, I think buyers are also asking the wrong questions.

It's not about how much the price goes up or down.  In Atlanta, swings of 3% to 5% are common, but it's rare to see the reported 20% decline in price that's on the nightly news. 

However, a small swing of .5% in interest rate is the equivalent to a 5% change in price.  That's 10 times the difference there.   So the real question is, WHEN WILL INTEREST RATES GO UP?  

Keep in mind Real Estate is a long term investment.  I've been saying it for years and Gary Keller recently repeated the same thing, "Real Estate is like a 'forced' savings account (when you buy right)."  What's buying "right?"…

I've been given the great opportunity to guest blog on Trulia's own Trulia Blog.  A constant conversation among internet savvy Real Estate Agents is whether Trulia is out to get Agents.  I would say that they are positioning themselves as an Agent's Vendor with a strong consumer message.  That message may or may not be what the average Realtor wants, but let's face it, if you're internet savvy you are far from Average!  

I still think it's a great opportunity and should drive a lot of traffic to the Jarvis Team's blog!

John Wieland's Reunion is having a huge sale in effort to all buyers to take full advantage of the new housing bill.  Reunion offers Golf Course living in a "village" setting.  The architecture takes you back with large living areas and smaller bedrooms for family lifestyle.   Most buyers either love it or hate it, but most love it. 

What's not to love with the awesome amenities including Golf, Clubhouse with Workout facility, resturaunt, parks and it's close to shopping and I-85.

It's not uncommon to see people sitting on their front porch or walking their dogs.  You might even see networking happening on more than the golf course.

With an average price of right over $1 Million, St Marlo certainly plays the part of executive golf club home living.  However, when you dig a bit deeper you will find that over 20% of the 100 or so homes for sale are Foreclosures, Bank owned or short sales.  While the neighbors may not like that, that means opportunity to the savvy executive looking for a deal on a great golf home.

St Marlo is a wonderful gated luxury home community. One drive up to the gate will tell you what you are in store for.  While you wait in the long line of lexus, bmw, and Mercedes waiting for the gate guard, you'll notice the exsquisite detail in all the home.
