All Real Estate is local.  That is what we in the Real Estate profession know all to well.  Why is that important?  Almost every day the news media is talking about the Real Estate market, as if there were just one large national real estate market.  Recently it seems like the home buyers are returning to some extent, showings on listings have increased noticeably, phone and e-mail enquiries have increased quite a bit, the number of website visitors to my Real Estate Website has gone up.  So is the market improving, it feels a little better, but lets see what the numbers say.

Part 5 in the continuing series.

All Real Estate is local.  That is what we in the Real Estate profession know all to well.  Why is that important?  Almost every day the news media is talking about the Real Estate market, as if there were just one large national real estate market.  Recently Forbes Magazine said that New Jersey will likely recover much more quickly from the Real Estate slump than most other areas of the country.  Why, because there is a relative housing shortage in New Jersey which is not likely to improve anytime soon, in fact the shortage will only get worse over time, which means prices will only go higher.

                                         The Media is asking

               "When will the Rebound Come"

All Real Estate is local.  That is what we in the Real Estate profession know all to well.  Why is that important?  Almost every day the news media is talking about the Real Estate market, as if there were just one large national real estate market.  The reality is that there are thousands of Real Estate markets around the country.    This week the news media was harping that the national existing home sales were down 6.1% over this time last year.  OK, Great but what does that mean here in New Jersey???

Madison NJ Real Estate Update

photo James Boyer

The Madison Real Estate Market is holding its own.  There are currently 84 homes on the market as of the end of May there were 39 homes under contract.  These numbers highlight the importance of making sure that you hire the best Realtor to market your home, and to price your home properly from the start.  The old method of pricing a home high and hoping to get it and reducing if you don't does not work well anymore.

Today pricing a home aggressively as compared to its competition is the best way to make sure to get the best price for your home, and hopefully a bidding war on it as well.

It is also important to make sure when you are interviewing Realtors that you ask plenty of questions about how he/she will market your home on the Internet.  Many…
