How Not To Hire The Best Realtor To Sell Your Home.

This blog post is inspired buy a recent experience I had with a home seller here in Morristown / Morris Township New Jersey this past week.
 
The home seller had already been locked into a listing with a New Jersey discount Realtor for 6 months without selling.  Now they were about to select a new Realtor since they were not happy with their discount real estate company.   

 

The 6 Biggest Mistakes Home Sellers Make When Selecting a Real Estate Agent To Sell Their Home.

 

1.       Many home sellers select their Realtor based on which one told them that he / she could get the most money for their home.  Truth is there are a certain number of Realtors out there who will tell you any price they think you are looking to hear, knowing that they can always force you to price reduce later.
2.       Many home sellers select a friend or relative as their listing Realtor without considering experience, marketing plan, or marketing skills.  Even when we were in a sellers real estate market we still had homes, which expired without selling, & we had homes, which sat on the market for a long time and likely sold for less money because of the lack of demand caused by poor marketing.
3.       Some home sellers believe that a discount real estate company is the way to go, thinking that as long as their home is in the local MLS that is all that is needed.  This idea cannot be further from the truth.  Just like with products you see at the grocery store your home is a product, and we all know that the more a product is marketed the higher the price it will command.  On top of that it is not in the interest of the discount real estate company to sell your home.  It is in their interest to generate buyers from your home and take them to homes listed by full service real estate companies where the commission payout is higher.
4.       Many home sellers only interview one Realtor before signing a listing agreement.  If you were running a business you would interview more than one person to be your marketing director wouldn't you?  Shouldn't you follow the same process when hiring someone to market an asset, which may be worth $300,000 to millions of dollars?
5.       Some home sellers think that the real estate company a Realtor works under is important.  Once again wrong!!  Home buyers do not care whom a home is listed with, they only care that the home is in good condition, priced right, meets their needs, & desires.  Home buyers Realtors do not care whom a home is listed with as long as the home shows well, is priced appropriately, and that the listing agent is paying the buyer’s agent at least the standard commission in the area.
6.       Home sellers do not take into consideration what happens if the Realtor they select does not perform up to what was promised during the listing agreement.  Most all of the large well established New Jersey Real Estate companies will hold you to the listing agreement you sign no matter how unhappy you are with the performance of their Realtor.  Once you sign with them you are locked in for 6 months and no matter what you do you are not free to list your home for sale with any other real estate company until the term of the listing agreement expires.

 

All Realtors are not the same, just like all Real Estate companies are not the same! 
 
I offer my home sellers a service guaranty; I spell out in writing that I will give a full release to any home seller who is not happy with my performance while marketing their home.

Jim, I liked your post. Sweet & to the point. I think many times the public does not realize that just because an agent says he/she is great does not mean that the agent will perform well. I disagree with you somewhat on #5, however. While companies can not guarantee the quality of their agents, some companies offer discounts on advertising or have other technological tools available to their agents that other companies do not have. I work for such a company and am able to add more value to my services because of that. Of course, you DO have to be using an agent that takes advantage of the perks offered by his/her company.

Thanks for the comment Robin. I am very serious, here in Norther New Jersey we have some home sellers who think that just because a real estate agent works for this certain company they have to be a good agent. I am laughing while I type this because I know that it is that companies practice to bring in any newly licensed agent with a hart beat just so they can charge them a small monthly fee. I don't care how bad you are as a real estate agent (I will not even call many of these people Realtors because they just are not) this company will take them. It is really sad I think.

Nice list Jim! Colleen and I have seen sellers hire a well known successful real estate agent, only to find the 'well known' real estate agent's assistants who handle the transaction are incompetent, do not care, or both. When Colleen and I go on listing presentations, we encourage the prospective seller to call past clients. Again, nice post Jim. Your posts have been great! Keep up the good work.
