This blog post is inspired buy a recent experience I had with a home seller here in Morristown / Morris Township New Jersey this past week.   The home seller had already been locked into a listing with a New Jersey discount Realtor for 6 months without selling.  Now they were about to select a new Realtor since they were not happy with their discount real estate company.

The 6 Biggest Mistakes Home Sellers Make When Selecting a Real Estate Agent To Sell Their Home.

1.       Many home sellers select their Realtor based on which one told them that he / she could get the most money for their home.  Truth is there are a certain number of Realtors out there who will tell you any price they think you are looking to hear, knowing that they… Read Full Post

Buying A Home Out Of Foreclosure, What To Consider

photo James Boyer

New Jersey Real Estate, Summit NJ Real Estate, New Jersey EstatesForeclosure or REO (Real Estate Owned) meaning bank or lender owned properties. These properties are mainly owned because they were foreclosed on, and the bank / lender was not able to sell them at sheriff’s sale if that is done in the state the home is located in.   There are many things to consider when purchasing a house, townhouse or condo which has been foreclosed on, or is REO.   1. Property Taxes: In most states property taxes are recorded as a lien against the property and cannot be removed by any foreclosure proceeding other than a foreclosure proceeding for delinquent property taxes. Make sure that you take into account any property taxes that may be owed on the property as they will become your responsibility once you take ownership of the… Read Full Post

The National News And Local Real Estate Disconnect, New Jersey Real Estate ...

photo James Boyer

New Jersey Estates, New Jersey Real Estate, Homes for sale NJ, Luxury NJ Real EstateOur local Real Estate Markets are doing considerably better than what many expect might be the case.  With the national news media pounding away with their negative stories day after day you might think that anyone who owns a home will soon be bankrupt, and that anyone who is thinking of buying a home should have their head examined.  You might think those things, but what you have been feed by the national news media and the truth are two different things.

New Jersey Real Estate continues to be in demand!!  Why? because unlike other parts of the country, California & Florida for example, New Jersey never did see a speculative building boom unlike the aforementioned places.  Home prices did not get wildly out of line, and there is was not and is not a…

Madison NJ Realtor New Jersey Real Estate New Jersey EstatesIt has been reported that the New Jersey Real Estate market is doing so much better than the national news media would have you think.

Recently it was reported on CNBC News as well as in the Otteau reports the lower to medium priced homes in North East New Jersey actually have appreciated about 1/2% since August of 2006.

My personal experience has been that the real estate market here in Morris, Essex, & Union Counties has been picking up since April of 2007.  In the spring the New Jersey real estate market was very slow, but now we are almost back to normal levels of activity.

In the month of August Madison NJ had 13 home sales and Chatham NJ had 28 home sales.

There are many factors which contribute to the current strength in the New Jersey real…
