Hamilton County Indiana Voted #1 Best Place To Raise A Family

Forbes magazine has just rated Hamilton County the #1 best places to raise a family in the United States.  You can read the article here, but it basically says that with relatively low home prices, great schools, low crime and an easy commute Hamilton County rocks. 

It is true, Hamilton County is arguably the most desirable location to live in the entire Indianapolis area and the real estate values reflect this.  While other areas of the country and even Indianapolis are struggling; Fishers, Noblesville, Westfield and Carmel continue to trend upwards.

Noblesville Real Estate And Beyond -More Growth Along I-69 Corridor

The tiny town of Ingalls Indiana, population 1500, could soon experience some major growth if plans for a new 140 acre development take shape.  The plans for the new development call for 1.5 million square feet of manufacturing, distribution, and office space to be added to the Madison County town.  Developers hope to break ground by the end of the year if all goes according to plan.  When the park is completed, 1,000 jobs could be added to the area and this could spark an explosion of growth in the area.  The park will be located at exit 14 off I-69 and is just 14 miles from I-465 and well within driving distance to Fishers, Noblesville, Carmel and Indianapolis.

Noblesville Indiana Real Estate Report - September 2007

Along with the rest of the Indianapolis real estate market, Noblesville’s numbers for September 2007 are down slightly in both number of units sold and the average selling price.  The statistics for Noblesville this month were showing some very weird numbers, so I had to filter them a little bit.  Just so there is full disclosure, the numbers here are based on sold homes in Noblesville from $100,000 -$500,000.  This is where the majority of the homes are priced anyway, so I don’t think it will skew the numbers that much at all.

September 2007 saw 63 Noblesville homes sell with an average selling price of $173,003.  The average home took 99 days to sell and received 96% of the asking price.  September 2006 had 77 homes sell with an average selling price… Read Full Post

Hamilton County Adds Crucial New Road

A new stretch of 146th street recently opened at exit 10 of I-69 in Hamilton County to officially connect I-69 to Cumberland Road.  This is one step in an effort to eventually connect I-69 to I-65 from Hamilton County through Boone County.  The plans to make the full connection a very vague and far from a reality, however, this stretch is one more piece of the puzzle. 

The 4 mile, $53 million stretch will add one more reason for residential and commercial developers to enter the Hamilton County real estate market.  There are already 3 major projects centered around exit 10:

            Noblesville Corporate Campus – A 4,550 mixed use project that will extend up to the Madison County line.

Noblesville Real Estate Report - March 2007

New Listings

 Noblesville real estate had 206 new listings with an average list price $286,923 in March 2007.    In March of 2006 Noblesville had 188 new listings  with an average list price of $239,307.  For this area, this is a huge increase in average listing price with the average listing price going up over $47,000 or 20% in just one year.  Let’s not get too excited, anyone can ask anything they want their house;  until it sells it means nothing.

 

Pending

 In March 2007, 83 Noblesville homes went pending with an average list price of $207,452, compared to March 2006 when 95 Noblesville homes went pending with an average list price of $183,653.  This is still great news for the Noblesville real estate market, with an increased list price of…
