Lexington Kentucky - First Time Buyers "HeadsUp"

An article in the Wall Street Journal the other day indicated that the $8000 Federal tax credit is having some impact moving first time homebuyers to the actual purchase of a home. My feeling is that while it's obviously better than nothing and may provide some incentive to first time buyers, in an area like Lexington Kentucky where most homes sell for around $250K or less, its not that big a deal. On my website, www.sellinghomeslexington.com, I've tried to organize a wealth of original content and resources to assist the first time buyer make intelligent decisions about Real Estate. And if the tax credit helps, thankfully no longer a loan, all the better.

One thing that did interest me in the Wall Street Journal article, was the thought that most first time buyers are likely to be nervous about it, wanting to make sure they buy the right property and don't make some major mistake. For those of us selling homes, two thoughts surface. First time buyers will always need a lot more handholding and encouragement. At the same time, they are likely to want to buy a property that shows well, is being lived in, and is priced right. Less likely to be interested in a property in foreclosure, vacant, or in poor condition, although who knows, there may be some fixer uppers in the group. Come to think of it that's probably no different from most every other buyer except, perhaps first time buyers may be a little more demanding while at the same time somewhat unsure of themselves.

For sellers, as always, it's important to have the home looking pristine. I do a lot of home staging for my clients, both inside and outside the home, and if there was ever a need for staging, this Real Estate market certainly demands it.
