Bonita Springs Real Estate Sales Update - January to September 2008

The January thru September Bonita Springs real estate market statistics for both home and condominium sales are listed below. Bonita Springs, known as the "Gateway to the Gulf" is conveniently located between Ft. Myers and Naples and is one of Southwest Florida's most rapidly growing areas. When you combine the fantastic year round weather with the city's endless lifestyle choices and small town charm, it's easy to understand why so many people consider Bonita Springs a great place to call home.

Bonita Springs Sales Data

Bonita Springs Home Sales January-September 2008*:

  • 511 Closed Sales
  • Average Sales Price - $606,153
  • Median Sales Price - $395,000
  • Average Days on Market - 190
  • Price/Square Foot - $227.88

Bonita Springs Condominium Sales January-September 2008*:

  • 474 Closed Sales
  • Average Sales Price - $385,089
  • Median Sales Price - $280,000
  • Average Days on Market - 185
  • Price/Square Foot - $194.53

In comparison with 2007 sales data, we saw a 25% increase in the number of home sales and a 23% increase in the number of condominium sales. We also have seen a 17% decrease in the average price for homes and a 12% decrease in the average price for condominiums. Average days on market rose by 6% for homes and fell by 13% for condominiums. In addition, pending sales for both property types also rose in the month of September and thus will help make for a good beginning to this year's "season" starting next month.

Based on its affluence, amenities and desirability, the Bonita Springs real estate market has held up quite well (Bonita Springs median home price is over twice the state's average of $175,100) when compared to other areas of Florida. Buyers have seen that prices are affordable again and recognize now is a good time to move back into the marketplace. Another upside is they have a wide variety of homes or condominiums from which to choose and in many of its more well known communities like The Colony and Vasari, properties are available at prices not seen since 2003.
