Pelican Landing Real Estate Sales Report - January to March, 2008

Pelican Landing is an upscale gated golf community with excellent amenities and is considered one of Bonita Springs' premier communities. Pelican Landing distinguishes itself by being the only community in the area to own a private barrier island on the Gulf of Mexico. The island includes a 32 acre beach park that residents have daily access to via a community run boat shuttle service. Residents can also opt for membership in the Pelican's Nest Golf Club. Its two 18 hole Tom Fazio designed golf courses are considered by many as some of the best available here in Southwest Florida.

Pelican Landing Home Sales Jan-Mar 2008*:

- Median Sales Price - $891,625
- Average Days on Market - 230
- Price/Sq. Foot - $263.81
Pelican Landing Condominium Sales Jan-Mar 2008*:
- 18 Closed Sales
- Average Sales Price - $318,258
- Median Sales Price - $315,000
- Average Days on Market - 144
- Price/Sq. Foot - $173.99
In comparison with 2007 sales data, we saw a 16% decrease in the number of home sales and a terrific 225%increase in the number of condominium sales. We also have seen a 9% increase in the average price for homes and a16% decrease in the average price for condominiums. Average days on market rose by 48% for homes and decreased by 20% for condominiums.
There are currently 55 homes and 60 condominiums for sale in Pelican Landing. Examples include a Pennyroyal home under $600K, 2 Heron Glen homes under $500K and 2 Bay Crest homes under $400K. Condominiums include 17 units in Cypress Island, Lakemont Cove, The Reserve, Sawgrass Point, Southbridge, Mystic Ridge, Sanpiper Greens and The Pointe all under $300K.
