Bonita Springs Real Estate Sales Update - January to March 2008

Bonita Springs, known as the "Gateway to the Gulf" is one of Southwest Florida's fastest growing coastal cities. Located between Ft. Myers and Naples, Bonita Springs offers endless lifestyle choices while still maintaining its small town charm.

Bonita Springs Home Sales Jan-Mar 2008*:
- 207 Closed Sales
- Average Sales Price - $628,702
- Median Sales Price - $417,000
- Average Days on Market - 187
- Price/Sq. Foot - $232.56
Bonita Springs Condominium Sales Jan-Mar 2008*:
- 201 Closed Sales
- Average Sales Price - $377,909
- Median Sales Price - $300,000
- Average Days on Market - 169
- Price/Sq. Foot - $187.41
In comparison with 2007 sales data, we've seen a 23% increase in the number of home sales and a 20% increase in the number of condominium sales. The average price of homes decreased by 14% and the average price of condominiums decreased by 9%. Average days on market rose by 13% for homes and fell by 40% for condominiums. In addition, pending sales for both property types also rose by 12% in the month of March and thus will help make for a good beginning to the second quarter sales numbers.
Based on its affluence, amenities and desirability, the Bonita Springs real estate market has held up quite well (Bonita Springs median home price is over twice the state's average of $198,000) when compared to other areas of Florida. Buyers have seen that prices are affordable again and with interest rates remaining low recognize now is a good time to move back into the marketplace. Another upside is they have a wide variety of homes or condominiums from which to choose and in many of its more well known communities like Pelican Landing and Bonita Bay, properties are available at prices not seen since 2003.
