Naples, Florida Real Estate Sales Report for 2007

The 2007 Naples real estate sales statistics for both homes and condominiums are listed below. Naples is the "Crown Jewel" of the Paradise Coast, filled with art galleries, fabulous shopping, dining, and Gulf front mansions. An older, and more quaint city, it's truly the cosmopolitan and cultural center of Southwest Florida and has transformed itself into a dynamic international and world renown destination.

Naples is the jumping off point to the Everglades, Ten Thousand Islands and the Big Cypress National Preserve, all of which are perfect places for photography, bird watching, and where alligators roam, and ghost orchids hide. This is where you can enjoy outstanding outdoor sports, such as canoeing or kayaking. And don't forget, Naples' famed beaches offer miles upon miles of wide and white sandy havens where you can spend hours doing nothing more than just relaxing.

Naples Home Sales 2007*:

  • Average Sales Price - $558,866
  • Median Sales Price - $415,000
  • Average Days on Market - 187
  • Price/Sq. Foot - $297.43

Naples Condominium Sales 2007*:

  • 1763 Closed Sales
  • Average Sales Price - $575,599
  • Median Sales Price - $290,000
  • Average Days on Market - 185
  • Price/Sq. Foot - $288.05

In comparison with 2006 sales data, we've seen a 43% decrease in the average price for homes and a 13% decrease in the average price for condominiums. Average days on market rose by 33% for homes and 38% for condominiums.

Like many areas, you'll find that the Naples market has an excess of inventory. The upside of all this inventory is that you have a wide variety of properties to choose from. Many communities like Lely Resort and The Vineyards have properties that are now extremely well priced. Savvy buyers, with an experienced agent, are finding some really incredible deals.
