Lely Resort is one of Naples' premier gated communities. Lely Resort Home Sales Jan-Jun 2007*:
- 32 Closed Sales
- Average Sales Price - $688,956
- Average Days on Market - 222
- Price/Sq. Foot - $289.88
Lely Resort Condominium Sales Jan-Jun 2007*:
- 12 Closed Sales
- Average Sales Price - $373,358
- Average Days on Market - 165
- Price/Sq. Foot - $209.33
In comparison with 2006 sales data, for this same time period, we've seen a 19% decrease in the average price for homes and a 17% decrease in the average price for condominiums. Average days on market rose by 66% for homes and 46% for condominiums year over year respectively.
Like many communities in Southwest Florida, there is currently an oversupply of properties on the market. There are 161 homes and 144 condominiums for sale in Lely Resort. The upside to this situation is many properties are being offered at prices not seen since early 2004. Examples include Mustang Island and Masters Reserve homes in the mid $500's and Ascot and Greenlinks condominiums from the low $300's.
