Washington DC area Real Estate - The Super Bowl Theory Proved?

So maybe I just want to prove myself right…but less than a week after Super Bowl (and that was an amazing Super Bowl!!), the real estate market in the Washington DC Metropolitan Area seems to be picking up. Regular readers will already know about my theory about “Super Bowl Sunday to Mother’s Day.” Just a quick recap: I have seen evidence over past years that this time period defines our busiest market.

And, here we are…into the very beginning of that market and I have to tell you what happened to me today. I had an appointment to show a Bethesda property at 11am this morning. Because I wanted to drive by a couple of new listings, I got to the house a little early. As I sat and waited for my clients, three couples (with agents) went thru the house. Note: the house was not “open” – so everyone seeing/showing had made an appointment to be there. When my clients came, we joined two other couples who had just arrived (so now we’re up to a total of 6 showings in a 30 minute time period) and, as I pulled away from the house about an hour after I first pulled up, another agent was arriving. 
 
I’m going to go out on a limb. This Bethesda house in question will be “open” tomorrow (Sunday) and I predict that it will be under contract (possibly with multiple offers) by the end of the week. List price is just over $1M. I think it’s priced fine for what it offers…but it’s certainly no big bargain…so it’s not as if we’re dealing with an under priced property.
 
I’m a real estate agent…I’m supposed to do my best to counter the “gloom and doom” that is so prevalent in the national news…but I think that statistics will, once again, support me and that our “best” market (Super Bowl Sunday to Mother’s Day) is getting off to a very rapid start.
