This is happening to me more often these days. When I call to check availability on a home it is under contract but is still showing as an active listing in the local MLS. I ask them why they did not change it....One response was "I have a contract, but I am not really sure it is going to happen," Another response I got was " We have not changed it because we have not received the signatures from the bank" There should be some kind of indicator or selection other than "Active" on the MLS to show other brokers that it is "Almost Pending" so that we do not waste our time showing unavailable property.   Is this ethical to keep a house "Active" when you actually have a contract on a home or property? I have noticed over the past few months that some active blogs about the real estate topic have become dormant or have very few recent posts. I know some days I have no desire to write, or I run out of ideas to write about. I was just wondering if this has happened to any of you in the past. I am not just talking about REW. I am talking personal blogs that I like to read and even on AR some of the former top bloggers are no longer available. I wonder if some of them have changed careers, or are like some of us beginning to get calls and are to busy to blog as much. If you do get burned out, what do you do to get back in the mood?

One of the best places on the globe to buy real estate is in Canton Georgia. It is close to the mountains, and convenient to the city of Atlanta. Recently I visited this wonderful neighborhood in Alpharetta. My wifes cousin is building a house in this gated community and we wanted to come and check the progress, and I was amazed at how detailed and stunning these homes were inside and out. I believe there are a few different custom builders whom are putting the right touches on these homes. It is located right next to the elementary school Summit Hill, and is also close to the middle and high schools to. The homes start at One million and go up to almost two million. When you put your Woodstock Georgia Home up for sale, it is hard to objectively look at your surroundings. Instead of the window that needs caulking, you see the view of the tree where your first swing hung. I keep hearing from investors and other realtors that we may be getting close to a bottom in this real estate market here in Atlanta by Spring of 2008, and that now might be the time to purchase or get  into the market to begin looking for a new home. On the other hand,I am a long way from saying that everyone needs to rush back in to the real estate market. If your credit is shaky, I would recommend you sit on the sidelines a while longer while fixing your credit and building up some cash. I would also still counsel you to talk with a mortgage broker.
