Submitting An Offer On A Home

photo Dallas Realtor

Once you have the right property, the next step is to make a purchase offer to the seller.  You will first want to determine the price you want to offer and you will discuss this with your Dallas real estate agent.

The price the seller is asking may or may not reflect realistic market value. The best way to determine market value is with a Comparative Market Analysis (CMA) showing similar properties that sold recently, those that are currently active on the market and those that failed to sell.  Your agent will discuss with you an estimate of costs associated with purchasing the property.

Next you will decide on Financing.  You will review with your agent the status of your loan pre-approval and work together with your loan officer to explain financing…

Real Estate In Dallas Weathers The Market

photo Dallas Realtor

Dallas continues to fend off the real estate market downturn.  Yes, it is still a wonderful time to buy if you are interested in Dallas real estate and if you are looking to sell your home, you will not be taking a significant hit on pricing your home to sell.  Believe it or not, the number of home for sale is down, but prices are up.  This says a lot for a real estate market in today’s economy.  Dallas is truly a sought after city in which people want to live and raise their families.

The Real Estate Center at Texas A&M University recently had this to say:

  • The risk of lower home prices was evident in many other areas of the country in the U.S. Market Risk Index. The mortgage insurance company found that half of the country’s biggest housing…

Don’t Believe Everything You Hear About The Housing Market

photo Dallas Realtor

The media likes to “hype” the news when they report it.  Sure, the facts are there, but you have to really look at the facts and determine what they really mean.  Let’s take Dallas real estate for example.  Median prices of homes fell a meager 3% in December.  That’s not really a whole lot if you look at the big picture.  That’s actually pretty good compared to other markets that fell 10% and 15%.  So, don’t think, “Wow, the housing market in Dallas fell 3% in December.”  Realize that the Dallas real estate market only fell 3% and that’s saying a lot.

The media will also tell you that Dallas home prices were down 3% for the entire year of 2008.  Really?  Well, the nationwide median home sales prices were down nearly 13.5% percent.  So, I guess Dallas…

The Colony Real Estate: Austin Ranch Bridges The Gap Between Development &a...

photo Dallas Realtor

As the Austin Ranch development sprawls ever so steadily across the area just north of Dallas, DFW residents of all ages and lifestyles are turning an admiring eye toward The Colony real estate.  What you may not notice about Austin Ranch, though, is that this remarkable development is surprisingly organic.

NATURAL ELEMENTS

Austin Ranch may not actually be a real, working ranch, but it certainly isn’t lacking in appreciation for nature.  During development of the real estate in The Colony, planners took great care to preserve most of the green space that was being developed.  A remarkable amount of trees line the streets and pathways of this mixed-use development, and there is no shortage of natural hiking trails, lakes and creeks.  The six pools within…

Coppel Real Estate: It's Growing Literally!

photo Dallas Realtor

A lot of DFW cities claim to be “community-oriented,” “charming,” and “family-friendly.”  In fact, many Coppell real estate sites boast of Coppell’s value as a bedroom community in the suburbs of DFW.  But where’s the evidence?  In Coppell, the proof is in the petunias.

Coppell has roots as a farming village.  It grew rapidly into a commuter town after the construction of DFW airport, and today some 35,000 people call Coppell home.  One local group, however, is keeping the town’s origins alive by spreading some green.

The Coppell Community Garden Organization is taking big steps to keep things fresh in Coppell.  The group’s mission is ”to cultivate a healthy community, where the community gardens, farmers market, and sustainable education promote…
