The national forecast for real estate continues to spill over into 2009, spelling more doom and gloom.  Foreclosures will continue to escalate into all time records for some parts of the country.  It has been widely reported (in error) that banks and credit unions don't have money to loan people with good credit.  It goes on and on and if you continue to read the negative reports, you too will start to believe it's impact felt here locally in Cedar Rapids.

The facts are that Cedar Rapids real estate took a big hit with the floods of 2008.  The 700+ billion dollar bailout also took the wind out of our sails.  But there's something encouraging about starting a new year.  We tend to be optomistic about the future, especially in our financial markets.  Real estate being one of those financial markets will bounce back just like the good ole' stock market.  Remember, investments you make over the long term (and housing is one of those investments) will eventually yield you great returns on your money.

  1. Banks and Credit Unions do have money to lend their clients.  You must have good credit and show fiscal responsibility with your money and you will be able to get any loan you desire.  I just spoke with Tami Zumbach (tzumbach@ussbia.com) at United Security Savings Bank.  She mentioned that her bank is poised and ready to loan money to qualified applicants.  You simply need your last two years W-2 statements, your last two pay stubs and your social security numbers to get started.
  2. Remember that real estate not unlike the stock market is a long term investment.  Keeping this in mind will help you focus on the important things, like saving for your retirement or your children's college fund.
  3. Interest Rates are at historic lows and could drop even lower.
  4. If you're a buyer, good news!  It's a buyer's market and you should be able to negotiate a great deal with your friendly Realtor (that would be me).
  5. If you're a seller, also good news.  Price your home to sell and not sit on the market for six months.  Only a Realtor can effective price your home, using Sold comparisons over a six month period, plus current market prices in your neighborhood to accurately determine an asking price for your home.  If you lose some money on selling your house because of the current market, you can hope to regain a little of that money when you buy your next house.
  6. Buyers must have faith in the market.  The market will return and slowly result in a positive equity investment on your property.
