It's January...Time to buy straw hats!

Here are the most recent statistics for Southwest Florida, namely Ft. Myers/Cape Coral area and the Naples, FL area.

Statistics for the Ft Myers/Cape Coral Area
  2006 Sales Current Inventory

Months of Inventory

Single Family homes 8,699 13,748 19 months
Condos, villas, etc

3402

9,693 34 months

Statistics for Naples Area
2006 Sales    Current Inventory      Months of Inventory

Single Family     homes

2,122 5,611 32 months
Condos,villas,etc. 2,221 7,712 42 months

And here’s how different people look at these numbers:

"Savvy Buyer"

The Savvy Buyer sees “opportunity” in an obvious Buyers Market. He knows that the Sellers do not act in unison. The realistic Seller has already begun to discount the price knowing full well that there will be no competitive advantage if he waits for all Sellers to aggressively reduce their prices.  Market psychology is on the Buyer’s side as the Seller faces an unknown market.  As the market approaches the “bottoming” phase, the rest of the Sellers begin to dig in their heels and resist any further concessions.  The Savvy Buyer gets a choice of properties, concessions from realistic Sellers, and an attractive price.

"Everyone Else"

You’ve probably heard the expression “Buying straw hats in January”.  But few people have taken action on this very good advice.  They are “Everyone Else”.  They fail to see that the sales and inventory data are “historical” data. Even after the trend has reversed, it is long after the time for the best opportunities.

Do they “ring a bell” at the best time …of course not.  The answer lies in preparation. Do your research. I invite you to use the best Buyer-friendly website for all of Southwest Florida- www.CharliePigeon.com .  Could you take action even if you found an exceptional opportunity? Line up your financing.  Bring the boss down for some fun and sun and golfing and shopping.

Today it’s 83 degrees and the sky is so blue it hurts your eyes...

Hey Charlie, thanks for the post! A lot of people take the time to provide stats for their market, but very little in the way of interpretation, nice Job. I did want to say, your photo is a little blurry here at your blog, but not problem, I took the liberty of creating you a new image, properly formatted for your blog, it is located at http://www.realestatewebmasters.com/blogs/uploads/charliepigeon.gif If you use that image instead of the one you have, it won't be so blurry.
